To provide an area of development with the potential of planning
and research on a limited basis.

1. Professional, nonprofessional, medical arts, financial, architectural,
engineering, planning, law, real estate or similar uses.
2. Medical clinics, medical buildings and pharmacies limited to the
dispensing of medicine, drugs, and prescriptions when located in a
part of a medical clinic or medical building.
3. Convalescent homes and public or private hospitals, and group homes.
4. Art and gift shops, florist, beauty and barber shops, when an integral
part of uses permitted, § 1002(1 and 2) above.
5. Post Offices, central telephone exchange lines from substations.
6. Libraries, firehouses, restaurants.
7. Laboratories for scientific, agricultural and industrial research
and development.
8. Executive and administrative offices.
9. Offices for industrial and trade unions, credit unions.
10. Offices for local, State and Federal agencies.
11. Related uses may be considered by the Zoning Hearing Board which
shall judge the compatibility of the use to the area.

pumping stations.

The above uses shall be permitted only when the basic conditions
are mot and are approved.

1. The height of any building shall be limited to 35 feet.
2. No building shall be less than one story.

The following yard regulations shall apply, except that the
requirements of this section shall not apply to public pumping stations:
1. Front yard depth: 50 feet.
2. Side yards (two required): 40 feet each side of a building.
3. Rear yard depth: 40 feet.
4. Buffer yards shall be provided under § 1609, "Yard Regulations."

The following coverage regulations shall apply, except that
the requirements of this section shall not apply to public pumping
stations:
1. The coverage shall be no more than 40%.
2. At least 20% of the lot area shall be covered with plant material.
3. Parking area shall be no more than 40% of the lot area.

1. Off-street parking shall be in accordance with provisions of Part
19.
2. Screening and landscaping shall be in accordance with Part
16, § 1609.5.

Except that the requirements of this section shall not apply
to public pumping stations, the lot area shall be determined on the
basis of yard requirements, coverage, parking, and buffer yard requirements
contained in this chapter, however, in no case less than 43,560 square
feet (one acre).

Except that the requirements of this section shall not apply
to public pumping stations, the lot width at the front street line,
which shall be measured at the right-of-way line, and at the building
setback line, shall be not less than 100 feet.

All uses within this zone, with the exception of public pumping stations, shall also comply with the general regulations in Part
16 of this chapter if applicable.
