To focus higher-density development at a central location in
the Township, to provide for the educational, recreational, cultural
and service needs of the community in an appropriate location on the
regional transportation network and to provide opportunities for the
expansion of a postsecondary school campus by allowing a mix of uses
appropriate to the needs of both resident and commuting students,
faculty, employees and visitors to the campus.
In the CC Community Center Mixed-Use District, only the following
uses are authorized:
A. Permitted uses.
(1) Principal uses.
(a)
Communications antenna mounted on an existing building or on an existing public utility storage or transmission structure, subject to §
350-106.
(b)
Conference or training center.
(c)
Day-care center or preschool facility.
(h)
Oil and gas well operations.
(k)
Postsecondary school campus including one or more of the following
principal uses:

Classrooms, offices and laboratories for teaching and research.

Indoor athletic facilities.
(2) Accessory uses.
(a)
Uses accessory to a postsecondary school, including, but not
limited to:

In the CC Community Center Mixed-Use District, all uses shall be subject to the following regulations, except as they may be modified by Article
XIV for planned residential developments or the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XV.
A. Minimum lot area:
(1) Single-family dwelling:
(a)
Without public sewers: one acre.
(b)
With public sewers: 0.25 acre (10,890 square feet).
(2) Two-family dwelling:
(a)
Without public sewers: one acre.
(b)
With public sewers: 20,000 square feet.
(3) Garden apartment or townhouse: one acre (43,560 square feet).
(4) Student housing: five acres.
(5) Postsecondary school: 20 acres.
(6) All other principal uses: one acre (43,560 square feet).
B. Minimum floor area per dwelling unit:
(1) Single-family dwelling: 1,200 square feet per dwelling unit.
(2) Two-family dwelling: 1,200 square feet per dwelling unit.
(3) Townhouse: 1,000 square feet per dwelling unit.
(4) Garden apartment:
(a)
One-bedroom unit: 500 square feet per dwelling unit.
(b)
Two-or-more-bedroom unit: 800 square feet per dwelling unit.
(5) Student housing:
(a)
One-bedroom unit: 500 square feet per dwelling unit.
(b)
Two-or-more-bedroom unit: 700 square feet per dwelling unit.
C. Maximum dwelling unit density:
(1) Single-family and two-family dwellings: four units per acre.
(2) Student housing: 20 units per acre.
(3) Townhouse or garden apartment: 16 units per acre.
D. Minimum front yard: 20 feet.
E. Minimum rear yard:
(1) Multifamily dwelling units adjoining property in an A-1, R-2 or R-2
District: 75 feet.
(2) Student housing adjoining property in an A-1, R-1 or R-2 District:
100 feet.
(3) All other principal structures adjoining property in an A-1, R-1
or R-2 District: 100 feet.
(4) All other principal structures: 20 feet.
F. Minimum side yard:
(1) Multifamily dwelling units adjoining property in an A-1, R-2 or R-2
District: 75 feet.
(2) Student housing adjoining property in an A-1, R-1 or R-2 District:
100 feet.
(3) All other principal structures adjoining property in an A-1, R-1
or R-2 District: 100 feet.
(4) All other principal structures: 10 feet.
