Purpose. The B-1 District is intended to provide an area for central business needs of the community and to create an area of specialized retail and service business.

C. 
Requirements. In order to be considered a conforming lot or structure within a B-1 District, a lot or structure must:
(1) 
Have a minimum lot size of 5,000 square feet on sewered lots;
(2) 
Have a rear yard of six feet;
(3) 
Not exceed a maximum principal building height 48 feet; and
(4) 
Have an accessory building side and rear yard setback of three feet and a maximum accessory building height of 25 feet.
D. 
Conditional uses. The following uses shall be considered conditional uses within a B-1 District:
(1) 
Public and semipublic uses such as fire stations and emergency shelters;
(2) 
Modifications of parking requirements;
(3) 
Bed-and-breakfasts;
(4) 
Hotels and motels;
(5) 
Day-care centers;
(6) 
Single residential units attached to or part of the business unit;
(7) 
Churches; and
(8) 
Apartments on the first floor if set back 20 feet from the front wall of the structure.
E. 
Outside storage. All business, servicing, serving, processing and storage areas shall be conducted within completely enclosed buildings (except for off-street parking and loading areas).
A. 
Purpose. The B-2 District is intended to provide an area for the businesses oriented towards the highway user, tourist, or temporary visitors to the City.
B. 
Permitted uses. The following uses are permitted within a B-2 District:
(1) 
Any use permitted in the B-1 District;
(2) 
Animal hospitals and veterinary clinics;
(3) 
Auto sales;
(4) 
Banks with drive-through banking services;
(5) 
Cabinet factories;
(6) 
Car washes;
(7) 
Convenience stores;
(8) 
Day-care facilities;
(9) 
Drive-in restaurants;
(10) 
Hotels and motels;
(11) 
Marine sales and supplies;
(12) 
Mobile home and equipment sales and services;
(13) 
Service stations;
(14) 
Theaters; and
(15) 
Trailer sales.
C. 
Requirements. In order to be considered a conforming lot or structure within a B-2 District, a lot or structure must:
(1) 
Have a minimum lot size of 10,000 square feet and a minimum lot width of 80 feet;
(2) 
Have a front yard setback of 25 feet, a rear yard setback of 15 feet, and a side yard setback of 10 feet;
(3) 
Not exceed a maximum principal building height of 45 feet; and
(4) 
Have an accessory building side and rear yard setback of three feet and a maximum accessory building height of 25 feet.
D. 
Conditional uses. The following uses shall be considered conditional uses within a B-2 District:
(1) 
Truck stops;
(2) 
Public and semipublic uses such as fire stations, emergency shelters, and City garages;
(3) 
Warehousing and mini warehousing;
(4) 
Excavating and construction offices, repair, and storage; and
(5) 
Private utility office and maintenance yard.
E. 
Screening. Outdoor storage and processing areas shall be at least thirty-percent effectively screened from streets and eighty-percent screened adjacent to residential districts.
