The Town of Schroeppel is hereby divided into the following development districts, the respective symbol for each type of district being set forth opposite its title:
A. 
R-1 Residential District. The purpose of the R-1 Zoning District is to promote and harmonize the development of single-family residential uses in traditionally agricultural areas which are in transition to residential.
B. 
R-2 Residential District. The purpose of the R-2 Zoning District is to provide a wide range of housing styles (one-, two- and multiple-family units) in the areas where proximity to infrastructure permits a higher density.
C. 
R-3 Rural Residential District. The purpose of the R-3 Zoning District is to allow a wide range of housing options, as well as agricultural uses and other uses that may require large tracts of land.
D. 
R-4 Restricted Rural-Residential District. The purpose of the R-4 Zoning District is to designate an area primarily for rural one- and two-family year-round dwellings.
E. 
Rural Residential Mobile Home District. The purpose of the RMH-1 Zoning District is to allow single mobile homes, as well as mobile parks and multifamily units.
F. 
RMH-2 Residential Mobile Home District. The purpose of the RMH-2 Zoning District is to allow single mobile homes, as well as vacation homes.
G. 
C-1 Major Commercial. The purpose of the C-1 Major Commercial Zoning District is to provide an area where large-scale highway-oriented and more intensive commercial activities can be located or developed.
H. 
C-2 Neighborhood Commercial. The purpose and intent of the C-2 Neighborhood Commercial District is to provide an area in which small-scale commercial businesses can locate. This district is usually located in close proximity to residential areas. The businesses allowed in this district are small in scale and usually geared towards serving the local residential population.
I. 
C-3 Planned Commercial Development: as defined in § 95-77.
J. 
I Industrial. The purpose of the I Industrial Zoning District is to provide an area for the manufacturing of goods from previously prepared material, or finished products or parts, including processing, fabrication, assembly, treatment, packaging, storage, wholesale and distribution.
K. 
I-P Industrial Park Development. The purpose of the I-P Industrial Park Zoning District is to provide an area that is planned for industrial and other related businesses or services.
L. 
AP Aquifer Protection Overlay District: as defined in § 95-113.
M. 
WP Wellhead Protection Overlay District: as defined in § 95-113.
N. 
SH Special Hazard: as defined in § 95-44.2.
O. 
PUD Planned Unit Development: as defined in § 95-83.
P. 
FWWL Freshwater Wetlands: as defined in § 95-96.
Q. 
SFHA Special Flood Hazard Area: as defined in § 95-61.

A. 
The areas and boundaries of such districts is hereby established:
(1) 
As shown on a map entitled the "Zoning and Overlay District Map of the Town of Schroeppel, 2001," prepared by O'Brien and Gere Engineers, dated January 2001 and on file in the office of the Town Clerk;
(2) 
As specified in § 95-7, Determination district boundaries; and
(3) 
As specified in Article XII, Special Flood Hazard Areas.
B. 
Such map referred to herein as the "Zoning Map" together with everything shown thereon is hereby made a part of this chapter, to be so certified by the Town Clerk.
A. 
Where a district boundary is shown following a street, highway, road, right-of-way, parkway, public utility right-of-way, railroad, stream or watercourse, the boundary is respectively the center line of such street, highway, road, right-of-way, parkway, public utility right-of-way, main channel of a stream or watercourse or a line located midway between the main track of said railroad, and such boundary shall be deemed to be changed automatically whenever the said center line or the main railroad tracks are changed by natural or artificial means.
B. 
If such boundary is shown as separated from but approximately parallel to any such landmarked or monumented line, such district boundary shall be deemed to be parallel to or equidistant from the aforesaid center line or line located midway between the main tracks of such railroad at such distance therefrom as shown on the Zoning Map.
C. 
Where a district boundary is shown as following a Town boundary line, a property line, a lot line or a projection of any one of the same, such boundary shall be such landmarked or monumented line or projection thereof. If such boundary is shown as separated from but approximately parallel to any such landmarked or monumented line or projection thereof, such boundary shall be deemed to be parallel to or equidistant from any landmarked line or monumented line or projection thereof, as the case may be, at such distance therefrom as shown on the Zoning Map.
D. 
Where a street, highway, railroad or other physical monument or marker on the ground by which a boundary is determined varies from that as shown on the Zoning Map, the on-the-ground physical monument or marker shall control.
