A topographic survey, in duplicate, at a scale of not less than one inch equals 50 feet or larger, and a current dated survey of the proposed project site, prepared and signed by a surveyor or engineer registered, licensed or otherwise authorized by the local and state government to practice surveying, shall be submitted. The survey shall be a transit survey made in the United States standard of measurement and shall show the following:
A. 
Town, county and state in which the property is located.
B. 
Lot and block numbers of the property and those adjacent thereto.
C. 
Distance to nearest street; dimensioned length of each boundary; angles formed by boundaries, such as at corners and changes in direction; North arrow.
D. 
Physical indication of boundaries, such as monuments, markers and fences; all encroachments, deviations from description of subject property or conflict with descriptions of adjacent properties.
E. 
Area of property in both square feet and acres.
F. 
Easements, rights-of-way, setback lines or special uses required by deed restrictions or public regulations or existing by right of agreement or adverse possession, or any other feature which may limit the use of the land; location and dimensions of each of the foregoing.
G. 
Streets, drives, roads, alleys, curbs, bridges, culverts, walks, steps or paths, both on the site and adjacent thereto, designated as to whether they are existing or new; parks, streets, drives, roads, alleys or walks which have been or are to be dedicated for public maintenance prior to final endorsement of the mortgage, designated as public, and name, width, location, type and condition of each.
H. 
Storm and sanitary sewers and manholes or inlets, including those on or adjacent to the property, and type, size, location, invert elevations and direction of flow of each, also distances to any that may be utilized.
I. 
Location and size of gas and water mains; also fire hydrants located on or adjacent to the property and distances to those that may be utilized.
J. 
Electric lines located on or adjacent to the property and distances to lines by which the property will be served.
K. 
Natural features, such as preservable trees, springs, watercourses and rock outcroppings; available information as to conditions of subsoil, groundwater or fill.
L. 
Buildings or structures on property or adjacent thereto, with height, size, location and description of each.
M. 
Datum or bench mark with relation to which all elevations are measured.
N. 
Elevations over the entire property by accurately platted contour lines at five-foot elevations on steep sites and less on relatively flat sites; the contours of a reasonable portion of adjacent property in cases of extreme grade conditions.
O. 
Elevations of existing streets, roads, drives, walks, curbs and catch basins.
P. 
Legal description in conformity with information provided on the survey; a consolidated description when the property comprises several parcels.
A plot plan, at a scale of one inch equals 50 feet or preferably larger, shall accompany the original application, containing the following information:
A. 
Land boundaries, dimensions, angles, distances to street intersections, North point, land area within boundaries, excluding portions to be dedicated.
B. 
Streets, alleys or roads adjacent to or within the project boundaries, together with walks, curbs, pavements, steps, ramps, play areas, parking areas and drying yards; and utilities, such as gas, water, electric and sewer lines; dimensions or sizes for each and distance from mobile home stands and accessory buildings or other locating points; materials to be used for such items as walks, patios and pavements, and the extent of each; off-site construction, noted as new or existing, and on-site construction, noted as existing, unless new; dimensions and areas of any land to be dedicated.
C. 
Mobile home stands, locating dimensions and overall dimensions; location of accessory buildings.
D. 
Elevations of mobile home stands and patios, together with elevations of accessory buildings; existing and new elevations of curbs and streets; invert elevations of main sewers and direction of flow; elevations of streets, curbs and other construction in public rights-of-way or in areas to be dedicated.
E. 
Utilities servicing the property, or distance to point of connection and utility lead-ins or service connections; yard lighting, hose bibs, lawn hydrants and lawn sprinkler systems, with pipe sizes, controls, drains and fire hydrants.
F. 
Retaining and garden walls, fences, guardrails, garages or carports; dimensions, details and notes as necessary to provide definite information on all features not otherwise clearly provided for.
G. 
Existing trees and other natural features and whether to be removed or preserved.
When essential information required hereafter cannot be clearly shown in its entirety on the plot plan, a grading and drainage plan shall be provided, at a scale of one inch equals 50 feet or preferably larger, containing the following information:
A. 
North point.
B. 
All grades related to established datum or a bench mark.
C. 
Proposed grading contours at one-foot intervals indicated in solid line; existing contours indicated with dotted line.
D. 
All existing and new grade elevations at mobile home stands and new grade elevations at walks, drives, parking areas, drying yards, play areas, walls and steps.
E. 
Yard drainage, together with controlling grades and dimensions of all tile lines, culverts, catch basins, drain inlets, turf and masonry gutters, and all curbs, drainage disposal and any existing facilities to be used.
A planting plan shall be submitted, at a scale of one inch equals 50 feet or preferably larger, containing the following information:
A. 
Outline of mobile home stands, patios, accessory buildings and other improvements of the project, together with physical features of the site for the purpose of establishing the location and relationship of planting and related construction.
B. 
Distribution of plant material; location, quantity and key number of each species of plant in each group; outline of planting beds, areas to be seeded, sodded and sprigged; existing trees, if any, to be preserved, transplanted or removed; kind, size and work involved.
C. 
List of plant material, giving standardized botanical plant names and key number for each variety for reference to the plan; in addition to the name, the size, quality or other pertinent description common to trade.
D. 
Details of all items and features pertaining to site improvement, such as retaining walls and tree wells and details not shown on other drawings.
Drawings of typical mobile home lots and stands, patios and storage facilities shall be submitted, at a scale of 1/4 inch equals one foot or larger, containing the following information:
A. 
Plan, sections and details.
B. 
Location and sizes of:
(1) 
Sewer and drain system.
(2) 
Water distribution system.
(3) 
Gas distribution system.
(4) 
Electrical service lines.
(5) 
Yard lighting.
(6) 
Telephone service lines.
Drawings of accessory structures shall be submitted, at a scale of 1/4 inch equals one foot or larger, containing the following information:
A. 
Foundation plan.
B. 
Floor plan.
(1) 
Overall dimension and room dimensions.
(2) 
Window and door locations and sizes.
(3) 
Fixtures and equipment.
(4) 
Spacing and direction of framing members and location and sizes of beams, girders, columns, lintels, etc.
C. 
Elevations.
(1) 
Exterior design of all sides of structure with existing and proposed grades at building and floor lines.
(2) 
Roof design, attic vents, cornices, roof drainage and other essential features.
D. 
Sections of exterior walls from footing to roof, showing construction of walls, floors, ceilings, roof, flashing, cornices, insulation, foundation walls and footings, etc.
