The intent of the Manufacturing and Industrial District M-1
is to provide for and encourage the establishment and maintenance
of industrial establishments for the manufacture, assembly, compounding,
processing or storage of products; to prohibit adverse, unhealthy
or noxious facilities; to prohibit residential development.
It is the intent of these requirements to permit the maximum
possible development potential while protecting the general life and
safety of community residents and, in particular, adjacent residential
uses:
A. Minimum property standards. Except as required adjacent to residential uses and in the general standards of this chapter, Article
VIII, there are no minimum property standards for this district.

A. Permitted uses. Within the M-1 District, the following uses of land,
buildings or premises are permitted:
(1) All general manufacturing.
(3) Warehouses, shipping terminals.
(4) Supply, service operations.
(5) Gas and oil wells, when required City permits have been obtained.
(8) Automotive repair garage.
B. Prohibited uses. Within the M-1 District, the following uses of land,
buildings or premises are prohibited:
(2) The manufacture, processing or storing of any materials that may be considered hazardous, noxious or dangerous. See §
470-45 for a general listing of prohibited items.
C. Conditional uses.

D. Special

Parking shall be provided in accordance with Article
X of this chapter.
The general controls, as specified in Article
VIII of this chapter, apply to this district.
All required loading/unloading areas shall be provided on site,
shall not require trucks to project onto public streets and shall
be screened from any adjacent residential areas.

Any addition to a nonconforming residential use shall conform
in all respects to the requirements for residences in an R-3 Residential
District. Any addition to a nonconforming commercial use shall conform
in all respects, including signs and parking, to the requirements
for commercial uses in a C-2 Commercial District.
