A. 
The purpose of Business Zone B-2 shall be to create a zoning district for business, office, service and professional uses that serve the Borough and its environs. These uses shall include business uses which benefit from locations along major roads and highways and which provide goods and services needed by the community in which they are located.
B. 
Within this zone, no lot or building shall be used and no building shall be erected or altered to be used in whole or in part unless it complies with the schedule of Article III and the following regulations.

The following uses are permitted in Business Zone B-2:
A. 
Any use permitted in Business Zone B-1.
B. 
Hospitals.
C. 
Animal hospitals.
D. 
Amusements.
E. 
Commercial greenhouses and nurseries.
F. 
Automobile repair and service station. Automobile body repair and painting is permitted, provided the work must be done in an enclosed building, that workshop areas be a minimum of 75 feet from any adjoining property, and that no outdoor storage of parts or materials be permitted.

G. 
Shopping centers.
H. 
Carpet, appliance and furniture sales and related uses.
I. 
Convenience store with sale of gasoline and petroleum products.

Any sale of alcoholic beverage as defined in § 69-2 shall not occur within 1,000 feet of a school, church, community house, children's playground or amusement area. Distance shall be determined by measuring, in a straight line, the closest points between the conditional use and the heretofore mentioned use or the actual walking distance, whichever is greater.

Although it should be understood that any use not complying with the above specifications is prohibited, the following uses and activities are specifically prohibited:
A. 
Storage and warehouse facilities.
B. 
Lumber and building supply sales or storage.
C. 
Junkyards.
D. 
Automobile and truck sales.
E. 
Adult businesses.

Any construction, alteration, modification or change in the use of a building, structure or lot shall conform to the regulations in the Borough's Construction Code and shall be subject to the review procedures in the Borough's Development Review and Land Use Procedures Ordinance.[1]
