This chapter shall be known and may be cited as the "Clifton
Heights Borough Zoning Ordinance of 1993."
The zoning districts and regulations set forth in this chapter
are designed to advance the following purposes of Clifton Heights
Borough:
A. To promote, protect and facilitate one or more of the following:
the public health, safety, morals, general welfare, proper density
of population, provision of adequate light and air, and other public
requirements as well.
B. To prevent one or more of the following: overcrowding of land, blight,
danger and congestion in travel and transportation, loss of health,
life or property from fire, flood, panic or other dangers.
C. To advance the purposes and goals of the Borough as set forth in
the Clifton Heights Borough Comprehensive Plan, as adopted.
D. This chapter seeks to preserve and protect the environment by adopting
standards for that purpose.

For the purpose of this chapter, Clifton Heights Borough is
hereby divided into the following zoning districts:

The zoning district locations and boundaries are those that
exist on the legally adopted Official Zoning Map, a copy of which
is attached hereto and made a part of this chapter. The original Zoning Map shall be kept on file in the office
of the Borough Secretary. Whenever boundary changes or changes to
other matter included on the Official Zoning Map are made, such changes
shall be made on the original Zoning Map within five days after the
amendment has been enacted by Borough Council.
Where a district boundary line divides a lot held in single
and separate ownership at the effective date of this chapter, the
use regulations applicable to the lot in the less restricted district
shall extend over the portion of the lot in the more restricted district
a distance of not more than 50 feet beyond the boundary line.
All structures, land areas and/or premises which are located in areas identified as floodplains by the National Flood Insurance Program are subject to the regulations of Chapter
165, Flood Damage Prevention, of the Code of the Borough of Clifton Heights.
All activities and uses shall comply with the standards contained in Chapter
290, Stormwater Management, of the Code of the Borough of Clifton Heights.
The existing zoning regulations, Ordinance No. 272 of 1948,
as amended, are hereby repealed.
