A Planned Development (PD) Zone may be created and placed on the Zoning Map at such times as the Town Board may deem necessary and appropriate. The PD Zone is intended to be used for special types of development projects under the following circumstances:
A.
Where diverse land uses may be brought together as a compatible and unified plan for development which would not otherwise be permitted through the other types of zones provided for in this chapter; and
B.
Where flexibility in design is desirable by allowing yard sizes, building coverages and other requirements which would not otherwise be permitted through the other types of zones provided for in this chapter.
