Within any R-MHC District, no building, structure, lot or land shall be used for other than one of the following uses except as provided in § 175-28 and Article XIX:
Within any R-MHC District, the following accessory uses shall be permitted:
Private garage or parking area for passenger vehicles customarily associated with permitted uses.
Private garage or private parking area for not more than one truck of not more than three-fourths-ton capacity used in connection with a permitted or accessory use and provided that such truck be regularly kept inside the private garage.
Customary accessory structures and uses.
Home professional office.
Home occupation.
No building shall be erected to a height in excess of 35 feet, except as provided in § 175-83.
Within any R-MHC District, no building or structure shall be erected nor any lot or land area utilized unless in conformity with the following schedule which is hereby declared to be a part of this chapter and except as modified by §§ 175-82 and 175-84:
All other permitted uses:
No person shall construct or operate a mobile home court without first obtaining a permit. Before such a permit may be issued, there must be a favorable recommendation by a majority of the Planning Board.
Application for a mobile home court permit shall be made to the Planning Board. The application shall be accompanied with a site plan and drawings showing property lines and area of the court, a contour map showing the proposed grading of the court, a layout of the roads, walkways, mobile home lots, parking areas, water lines, sanitary sewer facilities and stormwater drainage facilities. The application shall be accompanied by a fee as prescribed in the schedule of fees adopted by resolution of the Board of Trustees to cover all review costs, including but not limited to filing fees, engineering fees, legal fees, planning fees and hearing notice fees. The Planning Board shall determine that provision has been made for the following minimum standards and features:
The lot area for the mobile home court shall be not less than 10 acres.
A street system with paved roadways, a minimum of 30 feet wide, with curbs, or gutters, giving access to all mobile home spaces; and at least two access drives to and from the public street or a private street deemed adequate by the Planning Board.
Established mobile home spaces containing the minimum number of square feet required by the New York State Sanitary Code, but in any event not less than 5,000 square feet and with a minimum width of not less than 40 feet.
Each mobile home space shall have:
A twelve-foot-wide driveway from the street, sufficient for two off-street parking spaces.
A four-inch concrete mobile home stand.
A four-inch concrete patio, eight feet by 18 feet in area.
An inconspicuous fuel oil storage shelter.
Suitable weatherproofed utility connections.
An approved utility shed.
All mobile homes shall be at least 20 feet apart.
Mobile homes shall be set back at least 10 feet from mobile home court streets.
On-site stormwater drainage system, including provisions for well-drained mobile home spaces, interior private streets and other public areas, as well as consideration for natural watercourses.
Sewage disposal and water supply systems approved by the agencies having the appropriate jurisdiction.
A fire protection system in accordance with standards of the National Fire Protection Association recommendations and as required and approved by local fire district officials.
A complete electrical system in conformance with NFPA-70 provisions, including outdoor lighting along all interior streets, entrances and exits and in public open spaces, with at least one sixty-watt bulb for each 50 feet of street length and an equivalent level of lighting over public open spaces, not including recreation areas unless specifically requested by the Planning Board.
Garbage and trash collection points so located that no mobile home is more than 150 feet from such point equipped with an adequate number of metal garbage cans with tight-fitting covers and appropriately screened from view with pickup of garbage once per week, at a minimum.
All future mobile home courts or extensions of existing courts shall provide for the underground installation of utilities, including gas, electric, telephone and oil facilities.
The location of other desired community facilities.
An equipped recreation facility with an area equivalent to the proportion of two acres per 100 mobile home spaces in the court, but not less than 1/2 acre in any case, which facility shall be maintained by the mobile home court owner in a neat and usable condition for the residents of the court.
A walkway system of paved or stabilized gravel all-weather paths as may be required by the Planning Board.
All accessory structures in a mobile home court shall comply with the Building Code,
A strip of land at least 25 feet in width shall be maintained as landscaped area abutting zoning district boundary lines where required by the Planning Board.
