A. 
Pursuant to N.J.S.A. 40A:12A-7d, the document entitled "Redevelopment Plan for the West Atlantic City Redevelopment Area," prepared by Remington, Vernick & Walberg (dated June 2, 2009), is found to be consistent with the Egg Harbor Township Master Plan, as updated via reexamination through 2008.
B. 
Pursuant to N.J.S.A. 40A:12A-7, such Redevelopment Plan for the West Atlantic City Redevelopment Area is hereby adopted as an ordinance of the Township of Egg Harbor.
C. 
The Zoning Map of the Township of Egg Harbor,[1] as established under Chapter 225 of the Township Code, is hereby amended to incorporate the provisions of the Redevelopment Plan for the West Atlantic City Redevelopment Area, and the Township Engineer is instructed to physically amend such Zoning Map.

D. 
The provisions of the adopted Redevelopment Plan for the West Atlantic City Redevelopment Area shall supersede the provisions of the development regulations of the Township of Egg Harbor to the extent set forth in such Redevelopment Plan.

Pursuant to N.J.S.A. 40A:12A-7 d., the document entitled Redevelopment Plan, 6817 Black Horse Pike, Block 2118 Lot 4, prepared by Polistina & Associates (dated June 2018), is found to be consistent with the Egg Harbor Township Master Plan, as updated via reexamination through 2017.
B. 
Pursuant to N.J.S.A. 40A:12A-7, such Non-Condemnation Redevelopment Plan for the Farmington Redevelopment Area is hereby adopted as an ordinance of the Township of Egg Harbor.
C. 
The Zoning Map of the Township of Egg Harbor, as established under Chapter 255 of the Township Code, is hereby amended to incorporate the provisions of the Non-Condemnation Redevelopment Plan for the Farmington Redevelopment Area, and Township Engineer is instructed to physically amend such Zoning Map.
D. 
The provisions of the adopted Non-Condemnation Redevelopment Plan for the Farmington Redevelopment Area shall supersede the provisions of the development regulations of the Township of Egg Harbor to the extent set forth in such redevelopment plan.

Block 9701 Lot 8 & Block 9801 Lots 14 & 15," prepared by Polistina & Associates (dated September 3, 2019), is found to be consistent with the Egg Harbor Township Master Plan, as updated via reexamination through 2017.
B. 
Pursuant to N.J.S.A. 40A: 12A-7, such Margate Causeway Redevelopment Plan, 124 & 125 Margate Boulevard, Block 9701 Lot 8 & Block 9801 Lots 14 & 15 is hereby adopted as an ordinance of the Township of Egg Harbor.
C. 
The Zoning Map of the Township of Egg Harbor, as established under Chapter 255 of the Township Code, is hereby amended to incorporate the provisions of the Margate Causeway Redevelopment Plan, 124 & 125 Margate Boulevard, Block 9701 Lot 8 & Block 9801 Lots 14 & 15, and the Township Engineer is instructed to physically amend such Zoning Map.
D. 
The provisions of the adopted Margate Causeway Redevelopment Plan, 124 & 125 Margate Boulevard, Block 9701 Lot 8 & Block 9801 Lots 14 & 15 shall supersede the provisions of the development regulations of the Township of Egg Harbor to the extent set forth in such Redevelopment Plan.

Pursuant to N.J.S.A. 40A:12A-7d, the document entitled Timber Ridge Redevelopment Plan, Black Horse Pike, Block 1223, Lots 5, 6 and 8 & Block 1305, Lot 7, prepared by Polistina & Associates and dated November 19, 2025, is hereby found to be consistent with, and designed to effectuate, the Egg Harbor Township Master Plan, as amended through the 2017 Reexamination Report.
B. 
Pursuant to N.J.S.A. 40A:12A-7, the Timber Ridge Redevelopment Plan, Black Horse Pike, Block 1223, Lots 5, 6 and 8 & Block 1305, Lot 7 is hereby adopted as the Redevelopment Plan for the Timber Ridge Redevelopment Area.
C. 
The Official Zoning Map of the Township of Egg Harbor is hereby amended to reflect and incorporate the Timber Ridge Redevelopment Plan, Black Horse Pike, Block 1223, Lots 5, 6 and 8 & Block 1305, Lot 7. The Township Engineer is directed to amend the Zoning Map accordingly.
D. 
The provisions of the Timber Ridge Redevelopment Plan, Black Horse Pike, Block 1223, Lots 5, 6 and 8 & Block 1305, Lot 7 shall supersede the underlying zoning and supplement the development regulations of the Township to the extent expressly provided therein.

Pursuant to N.J.S.A. 40A:12A-7 and N.J.S.A. 40A:12A-14, the Patcong Farms Redevelopment Plan for Block 6312 Lot 1, Block 6322 Lot 1 & Block 5614 Lot 61 is hereby adopted as an ordinance of the Township of Egg Harbor.
B. 
The Zoning Map of the Township of Egg Harbor, as established under Chapter 225 of the Township Code, is hereby amended to incorporate the provisions of the Patcong Farms Redevelopment Plan for Block 6312 Lot 1, Block 6322 Lot 1 & Block 5614 Lot 61 and the Township Engineer is hereby instructed to physically amend such Zoning Map.
C. 
The provisions of the Patcong Farms Redevelopment Plan for Block 6312 Lot 1, Block 6322 Lot 1 & Block 5614 Lot 61 shall hereby supersede the provisions of the development regulations of the Township of Egg Harbor to the extent set forth in such redevelopment plan.

Pursuant to N.J.S.A. 40A:12A-7d, the Route 152 Redevelopment Plan, dated November 20, 2025, prepared by Polistina & Associates for Block 9401, Lot 1; Block 9402, Lot 1; and Block 9603, Lot 2, is hereby found to be consistent with, and designed to effectuate, the Egg Harbor Township Master Plan, as amended by the 2017 Master Plan Reexamination Report.
B. 
Pursuant to N.J.S.A. 40A:12A-7, the Route 152 Redevelopment Plan is hereby adopted as the official Redevelopment Plan for the Route 152 Redevelopment Area.
C. 
The Township Zoning Map is hereby amended to incorporate the Redevelopment Area boundaries and the provisions of the Redevelopment Plan, and the Township Engineer is directed to make the necessary revisions to the Zoning Map.
D. 
The provisions of the Redevelopment Plan shall supersede the underlying zoning and development regulations of the Township to the extent expressly provided in the Redevelopment Plan.
