It shall be the duty of all grantors prior to transferring ownership of real estate in Plymouth Township, including condominium units, whether by sale, devise, partition or any other manner whatsoever, and of all long-term lessors of a long-term lease prior to the delivery of possession of the real estate subject to a long-term lease, to apply for a real estate certification of the following:
(1)
The zoning district classification of the real estate affected by the transfer of ownership or long-term lease; and
(2)
That there are no uncorrected violations of housing, building, zoning, safety or fire codes, or any other regulatory ordinances, state statutes or laws, pertaining to the items set forth on a real estate certification checklist form adopted from time to time by resolution of Council.
(3)
That sidewalks and curbs are installed if the property is located adjacent to a private or public school or other public place as defined in sec. 20-16(f) of the Plymouth Township Code.
