The Planning Commission shall review the provisions of this
Part as applicable.

1. Required Separation between Mobile Homes. Mobile homes shall be separated
from each other and from other buildings and structures by at least
25 feet; provided, that mobile homes placed end-to-end may have a
clearance of 20 feet where opposing rear walls are staggered.
2. Required Recreation Areas. In all parks accommodating or designed
to accommodate 25 or more mobile homes, there shall be one or more
recreation areas, which shall be easily accessible to all homes.
3. Required Setbacks, Buffer Strips and Screening.
A. All mobile homes shall be located at least 35 feet from any street
right-of-way which abuts a mobile home park boundary and at least
35 feet from any other mobile home park boundary line.
B. There shall be a minimum distance of 30 feet between an individual
mobile home and adjoining pavement of a mobile home park street or
common parking area or other common areas.
C. All mobile home parks shall provide and maintain a screening strip,
such as fences and natural growth, along all property boundary lines.
Such screening shall include a dense protective planting strip of
trees and shrubbery for a depth of not less than 20 feet nor more
than 50 feet in width which will include suitable evergreen plant
material and which will be planted at a minimum height of 10 feet
and will attain and shall be maintained at a height of not less than
15 feet. A planting specifying type, size and location of existing
and proposed plant material shall be required and approved by the
Planning Commission.

1. Mobile Home Park Street System.
A. General Requirements. All mobile home parks shall be provided with
the safe and convenient vehicular access from abutting public streets
or roads to each mobile home lot. Alignment and gradient shall be
properly adapted to topography as approved by the Borough Engineer.
B. Access. Access to mobile home parks shall be designed to minimize
congestion and hazards at the entrance or exit and allow free movement
of traffic of adjacent streets.
C. Streets. All streets shall have minimum road pavement width of 40
feet. Any street shall be built to the street and storm drainage specifications
of this chapter. No street shall be offered for dedication as the
mobile home park will remain unsubdivided and in the name of a private
owner.
D. Intersections. Within 100 feet of an intersection, streets shall
be at approximately right angles. Not more than two streets shall
intersect at one point and a distance of at least 150 feet shall be
maintained between centerlines of offset intersecting streets.
2. Required Off-Street Parking Areas.
A. Off-street parking areas shall be provided in all mobile home parks
for the use of park occupants and guests. Such areas shall be furnished
at the rate of at least 1 1/2 car spaces for each mobile home
lot.
B. Required car parking spaces shall be so located as to provide convenient
access to the mobile home, but shall not exceed a distance of 200
feet from the mobile home that it is intended to serve.
3. Walks.
A. All mobile home parks shall be provided with safe, convenient, all
season pedestrian walks of ID-2 Bituminous concrete or portland cement
concrete of a depth and width approved by the Borough Engineer between
individual mobile homes and streets and all community facilities provided
for residents. Sudden changes in alignment and gradient shall be avoided.
If the walks are to be constructed in a right-of-way to be dedicated
to the Township, portland concrete shall be required.
B. Common Walk System. A common walk system shall be provided and maintained
between locations where pedestrian traffic is concentrated. Such common
walks shall have a minimum width of 3 1/2 feet.
C. Individual Walks. All mobile home lots shall be connected to common
walks, to paved streets or to paved driveways or parking spaces connecting
to a paved street. Such individual walks shall have a minimum width
of 2 1/2 feet.
4. Other.
A. Minimum Lot Requirements. Mobile home lots shall have a minimum width
of 40 and a minimum area of 6,000 square feet.
B. Ownership. All lands on which a mobile park is located shall be under
single ownership.
C. Hardship. Should the subdivider clearly demonstrate that, because
of peculiar physical conditions pertaining to his land, the literal
enforcement of one or more of the regulations is impractical or will
exact hardship, the Borough Planning Commission may recommend such
variance or variances to the Borough Council as may be reasonable
and within the general purpose and intent of the rules, regulations
and standards established by this chapter.
