The following regulations shall be observed in all residential districts in Concord Township, including the R-1, R-2, R2-D, R-3, R-4, R-A Residential, R-AH Residential, R-MHD, R-PRD-1, R-PRD-2 and R-PRD-3 districts where applicable.
As used in this article, the following terms shall have the meanings indicated:
BATHROOM
A room containing a lavatory sink and a toilet.
FULL-USE BATHROOM
A bathroom containing a shower and/or tub along with a lavatory sink and toilet.
LOFT
An intermediate platform area between the main floor and the roof/ceiling area typically converted for storage, open to the floor below, reachable from within by a ladder or stairs, which serves as an extra floor area in a high-ceilinged structure.
A. 
A proposed garage or accessory structure shall be in keeping with the character of the primary residence and the surrounding neighborhood.
B. 
No accessory building of any kind, other than a private garage, shall exceed one story or 12 feet in height. Private garages may not exceed one story or 15 feet in height from the floor/slab to the highest point of the roof for flat roofs, or to the deck of mansard roofs. The following height limitations shall apply to gable, hip and gambrel roofs:
(1) 
A garage with a total width of 18 feet or less shall not exceed 15 feet in height as measured from the floor/slab to the top of the ridge.
(2) 
A garage with a width exceeding 18 feet shall be permitted to increase the height of the garage up to a maximum of 18 feet, provided that the garage shall not exceed one story in height, but may contain a loft area not exceeding 30% of the base floor area.
(3) 
No garage or accessory building shall exceed the height of the existing residence.
(4) 
No bathroom or no full-use bathroom shall be permitted.
(5) 
A garage in excess of 18 feet in height will be permitted only when authorized as a conditional use by the Board of Supervisors where the proposed garage is:
(a) 
Accessory to a permitted church, school, or other nonresidential building, provided that the lot area, setbacks, building and impervious surface regulations of the underlying district have all been met, in the same regard as with the principal use structure.
A. 
A proposed garage or accessory structure shall be in keeping with the character of the primary residence and the surrounding neighborhood.
B. 
No private garage or other accessory structure shall be erected or placed within a front yard, and all such structures must be at least 10 feet farther back from the front street line than the rearmost portion of the main residence.
C. 
A garage door may not exceed eight feet in height and 16 feet in width.
D. 
Private garages larger than 700 square feet shall not be permitted in any residential district and in no event shall any private garages exceed 75% of the first floor area of the residence for which the garage is an accessory use.
E. 
No garage or accessory building shall be used at any time as part of a permitted home occupation or for overnight accommodations or sleeping quarters.
F. 
No new road openings may be made in conjunction with any new accessory structure.
