The boundaries of the zoning districts are shown upon the Zoning
District Map which is a part of this Chapter. The Zoning District
Map shall be located in the office of the City Clerk of New Haven,
Missouri. The Zoning District Map and all notations, references and
other information shown are a part of this Chapter and have the same
force and effect as if the Zoning District Map and all the notations,
references and other information thereon were all set forth or described
herein.

A. Where
uncertainty exists with respect to the boundaries of the zoning districts
as shown on the Zoning District Map, the following rules shall apply:
1. The zoning district boundaries shall be streets or alleys unless
otherwise shown. Where the districts designated on the Zoning District
Map approximately follow by street or alley lines, the centerline
of the street or alley shall be construed to be the boundary of the
district.
2. Where the districts designated on the Zoning District Map are bounded
approximately by lot lines, said lot lines shall be construed to be
the boundary of the zoning districts unless the boundaries are otherwise
indicated on the Zoning District Map.
3. In unsubdivided property, the zoning district boundary lines on the
Zoning District Map shall be determined by the use of the scale appearing
on the Zoning District Map.

A. Except
as hereinafter specifically provided:
1. No land shall be used except for a purpose permitted in the zoning
district in which it is located.
2. No building shall be erected, converted, enlarged, reconstructed
or structurally altered, nor shall any building be used, except for
a use permitted in the zoning district in which such building is located.
3. No building shall be erected converted, enlarged, reconstructed or
structurally altered except in conformity with the area regulations
of the zoning district in which such building is located.
4. No building shall be erected or structurally altered to the extent
specifically provided hereinafter except in conformity with the off-street
parking and loading regulations of the zoning district in which such
building is located.
5. The minimum yards, parking spaces and open spaces, including lot
area per family, required by this Chapter for each and every building
existing at the time of passage of this Chapter or for any building
hereafter erected shall not be encroached upon or considered as part
of the yard or parking space or open space required for any other
building, nor shall any lot area be reduced below the requirements
of this Chapter for the zoning district in which such lot is located.
6. Every building hereafter erected or structurally altered shall be
located on a lot as herein defined and in no case shall there be more
than one (1) main building on a lot except as specifically provided
hereinafter.
7. All inhabited mobile homes or trailers hereinafter located or relocated
within the City of New Haven shall be placed in a mobile home district
as described under the "M" Mobile Home District regulations of this
Chapter. All existing inhabited mobile homes not located in a mobile
home district shall continue as a non-conforming use as described
in this Chapter.
