This chapter shall be known and may be cited as the "Zoning
Regulations of the Village of Castleton-on-Hudson, New York."
A chapter regulating the use of land and the location, siting,
alteration and occupancy of structures in the Village of Castleton-on-Hudson
and for said purposes dividing the Village into districts.
This chapter is enacted pursuant to the Village Law of the State
of New York, Chapter 64 of the Consolidated Laws, Article 7, to promote
public health, safety and the general welfare, specifically including
the following additional purposes:
A. To enhance the appearance of the Village of Castleton-on-Hudson as
a whole.
B. To promote the protection, enhancement and use of land and buildings
having special character or special historic or aesthetic interest
or value.
C. To promote the design and use of land and buildings to maintain the
integrity of existing neighborhoods and a sense of community.
D. To allow for reasonable growth and development within the physical
limitations of the land so as to assure adequate sites for housing,
commercial activity, industry and public uses.
E. To facilitate the efficient and adequate provision of public facilities
and services.
F. To provide the maximum protection for residential areas and privacy
for families.
G. To promote pedestrian safety, efficient traffic circulation and adequate
parking in order to support business activities in the Village.
H. To encourage patterns of development which minimize the demand for
energy.
I. To encourage flexibility in the design and development of land in
such a way as to promote the most appropriate use of land, to facilitate
the adequate and economical provision of streets and utilities, and
to preserve the natural and scenic qualities of the land.
J. To permit the continued operation of nonconforming uses in the least
conflicting manner.
K. To encourage and promote the continued recreational and commercial
use of the Village's riverfront and to maintain historic ties
with the Hudson River.
L. To reduce the potential for public safety hazards and property damage
from periodic flooding in those areas designated by the Federal Emergency
Management Agency as flood hazard areas.
