The regulations set forth in this Article or set forth elsewhere
in this Chapter, when referred to in this Article, are the District
Regulations in the "F" Commercial District.

A. A building
or premises may be used for any purpose except the following:
1. Any use regulated by the terms of Section
405.790 of the Zoning Code, other than in compliance with the requirements of that Section.
2. Bakeries, other than those whose products are sold at retail only
on the premises.
3. Blacksmith or horse shoeing shop.
5. Building material storage yard.
6. Carting, express, hauling or storage yard.
7. Contractor's plant or storage yard.
10. Dyeing and cleaning works employing more than five (5) persons on
the premises.
11. Livery stable or riding academy.
14. Milk distributing station, other than a retail business conducted
on the premises.
15. Stone monumental works employing more than five (5) persons.
16. Motor courts, trailer and tourist camps, except as authorized by public hearing in accordance with Section
405.790.
18. Storage or sale of used cars, except in conformity with the provisions of Section
405.790.
19. Any kind of manufacture or treatment, other than manufacture or treatment
of products clearly incidental to the conduct of a retail business
conducted on the premises, such incidental use to occupy not more
than forty percent (40%) of the floor area with not more than five
(5) employees engaged at any time on the premises in the incidental
use.
20. In general, those uses which may be obnoxious or offensive by reason
of emission of odor, dust, smoke, gas or noise.
21. Single- or multiple-family dwelling units.
22. Service station, except by special permit.
23. Facilities at which massages are available, facilities for spiritualism,
palm reading, psychic reading and/or communication and similar activities.
24. Restaurants, unless permitted by Special Use Permit issued in accordance with Section
405.790 herein.

The parking regulations shall be the same as those in the "E"
Neighborhood Shopping District.

No building shall exceed three (3) stories or forty-five (45) feet in height, except as otherwise provided in Article
XII of this Chapter.

The front yard regulations are the same as those in the "E"
Neighborhood Shopping District.

A side yard is required, having a width of not less than six
(6) feet.

A rear yard is required where a lot abuts a dwelling District,
in which case there shall be a rear yard of not less than twenty-five
(25) feet. In all other cases, it shall be not less than ten (10)
feet.
