The subdivider shall present to the Commission three (3) copies
of a preliminary layout at a scale of not more than one hundred (100)
feet to the inch.

A.
The preliminary layout shall include the following:
1.
Proposed subdivision name or identifying title and a description
of its location.
2.
Name and address of record owner, subdivider and designer of
preliminary layout.
3.
Location of property lines, existing easements, buildings, watercourses,
existing sewers and water mains, culverts, drains and other essential
features.
4.
The names of all subdivisions immediately adjacent.
5.
Location, names and present widths of existing and proposed
streets, highways, easements, building setback lines, alleys, parks
and other public open spaces.
6.
All parcels of land proposed to be dedicated for public use
and the conditions of such dedication.
7.
Any proposed changes in the use, height, area or density districts
under any zoning regulations applicable to the area.
8.
Date, North point and scale.
9.
Deed description and map or survey of the tract boundary made
and certified by a registered land surveyor.
10.
Location and size of connections with existing sanitary sewers
and existing water supply.
11.
Provisions for collecting and discharging surface drainage and
preliminary designs for any street bridges or culverts which may be
required, and the width, design and type of the pavement.
12.
The proposed lot lines with dimensions.
13.
The location of any proposed sidewalks, sanitary sewers, storm
drains, water mains, curbs, and gutters and the sizes and types thereof,
and the location of any proposed manholes and basins and underground
conduits.
14.
Contours at vertical intervals of not more than one (1) foot.
15.
When the preliminary plan is of land acquired from more than
one (1) source of title, the outlines of the several tracts shall
be indicated upon such plan.
16.
Outline of proposed private covenants or deed restrictions on
the property by the subdivider.
