§ 190-400 Purpose.

The purpose of the S Conservancy Zoning District is to encourage the conservation of open space and the preservation of steep slopes and other fragile environmental features such as landslide-prone soils, undermined areas, wetlands, watercourses, natural habitats, trees, woodlands and flood-prone areas.

§ 190-401 Authorized uses.

In the S Conservancy District only the following uses are authorized:

Farming, general gardening, and growing of trees and nursery stock; not including roadside displays or commercial signs

Reforestation and public open space reservation

Off-street Parking Areas (Public or Private) and Off-street Loading, subject to Article XI
c. 
Accessory Uses customarily incidental to and on the same lot with any permitted use, conditional use or use by special exception authorized in this Zoning District.

Private Swimming Pools or Private Tennis Courts Accessory to a Dwelling, subject to § 1403.3
e. 
Private Parking Garages and Accessory Storage Buildings, subject to § 1403.3
f. 
Fences, subject to § 1403.3
g. 
Temporary Construction Trailers or Model Sales Offices, subject to § 190-1407
h. 
Home Gardening

Keeping of Domestic Pets

§ 190-402 Area and bulk regulations.

In the S Conservancy District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XIII.

MINIMUM LOT AREA:
Single Family Dwelling: 20,000 square feet
All Other Principal Uses: 1 acre
B. 
MINIMUM LOT WIDTH:
Single Family Dwelling: 125 feet
All Other Uses: 150 feet
C. 
MAXIMUM LOT COVERAGE: 30%
D. 
MINIMUM FRONT YARD: 30 feet
E. 
MINIMUM REAR YARD:
Single Family Dwelling: 40 feet
All Other Principal Structures: 40 feet
Accessory Uses: 10 feet
F. 
MINIMUM SIDE YARD:
Single Family Dwelling: 15 feet
All Other Principal Structures: 25 feet
Accessory Structures: 15 feet
