Borough of Rosslyn Farms, PA Article V P-1 Active Public Park District

§ 190-500 Purpose.

The purpose of the P-1 Active Public Park District is to designate publicly owned lands which are reserved for active recreation in public parks and to establish regulations for the use of land for public park purposes.

§ 190-501 Authorized uses.

A. PERMITTED USES

1. Principal Uses

a. Hiking, walking, biking and exercise trails

b. Outdoor plant and wildlife sanctuary; outdoor nature study area

c. Grass or other natural playing surfaces

d. Playgrounds, creative play equipment

e. Outdoor fields for sports activities, including, but not limited to: football, baseball, softball, lacrosse, rugby, soccer, golf and field hockey

f. Outdoor areas devoted to winter sports such as ice skating, skiing, sledding and similar activities

a. Restrooms

b. Fences

c. Park Identification Signs

d. Public Parking Areas

B. CONDITIONAL USES

1. Principal Uses

a. Community gardens, subject to § 1303.17

b. Indoor or outdoor swimming pool and bathhouse, subject to § 1303.16 and § 1303.17

c. Outdoor courts for basketball, volleyball, shuffleboard, horseshoes, tennis, racquetball, handball and similar activities, subject to § 1303.17

d. Picnic facilities, pavilions and shelters, subject to § 1303.17

2. Accessory Uses

a. Bleachers, subject to § 1303.17

b. Concession stands, subject to § 1303.17

c. Lighting, subject to § 1303.17

d. Borough Park Maintenance and Trash Collection Facilities, subject to § 1303.17

e. Equipment Rental, subject to § 1303.17

C. USES BY SPECIAL EXCEPTION

1. Principal Uses

a. Temporary use or structure, other than a construction trailer, subject to § 1303.21

b. Comparable uses not specifically listed, subject to § 1303.7

c. Expansion of a nonconforming use, subject to § 1303.9 and § 1601.4

§ 190-502 Area and bulk regulations.

In the P-1 Active Public Park District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article XIII.

A. MINIMUM LOT AREA:

Community Park: 5 acres

Neighborhood Park: 1 acre

All other parks, parklets and recreation areas None required

B. MINIMUM LOT WIDTH:

Community Park: 100 feet

Neighborhood Park: 50 feet

All other parks, parklets and recreation areas: 25 feet

C. MAXIMUM LOT COVERAGE: 25%

D. MINIMUM FRONT YARD:

Abutting any "R" District: 50 feet

All Others: 20 feet

E. MINIMUM REAR YARD:

1. All principal structures:

Abutting any "S" or "R" District: 50 feet

All Others: 25 feet

2. All accessory structures: 25 feet

F. MINIMUM SIDE YARD:

1. All principal structures:

Abutting any "S" or "R" District: 50 feet

All Others: 15 feet

2. All accessory structures:

Abutting any "S" or "R" District: 25 feet

All Others: 15 feet

G. SPECIAL YARD REQUIREMENTS: See § 190-1403

H. PERMITTED PROJECTIONS INTO REQUIRED YARDS: See § 190-1404

I. MAXIMUM HEIGHT: 3 stories, but no more than forty-five (45) feet
