A.
Mobile homes will henceforth be prohibited for use as residences within the City limits of Reeds Spring except in an area which is designated as a mobile home park. This includes both single-wide and double-wide mobile homes.
B.
A mobile home is one which is built on a steel "I-beam" frame to which axles and wheels can be attached enabling it to be moved multiple times. Any mobile home sited in a mobile park must be set on a poured concrete slab or pads, strapped down and anchored with steel straps made for that purpose in compliance with I.C.C. codes and completely skirted on all sides.
C.
A modular home which is built in pieces or sections, meets all BOCA codes, has wood joists instead of a steel "I beam" under carriage, has no wheels or axles, is assembled permanently at one (1) location on concrete stem walls or a poured concrete slab will be considered a site-built home and is therefore acceptable.
D.
Homes not in compliance with this Chapter at the time of adoption may not be replaced with similarly constructed homes, except that replacement with a similar home manufactured within the prior two (2) years shall be allowed should such non-complying home be destroyed by fire, flood or other natural disaster.
