The purpose of the Residential Suburban District is to provide
for single-family residential living opportunities of a suburban nature
at low development densities in a rural environment.

A building may be erected or used and a lot may be used or occupied
for any of the following purposes:
A. Single-family detached dwellings, with the exception of manufactured/mobile
home dwellings, which are prohibited.
B. Churches or similar places of worship, including associated social
facilities.
E. Municipal buildings and facilities.
F. Public and parochial schools, libraries and museums.
H. Public utility services and facilities.
J. Accessory uses and buildings incidental to any permitted use.

1. Golf courses, country clubs and cemeteries.
2. Medical and dental clinics.
3. Accessory apartment dwelling.
4. Traditional neighborhood development (TND) in accordance with Part

The height of a principal building shall not exceed 35 feet.
The height of an accessory building shall not exceed 14 feet.

The minimum permitted lot areas shall be as follows:
1. Lots having an on-lot sewage disposal system shall have an area not
less than one acre (43,560 square feet).
2. Lots provided with public sanitary sewerage collection and treatment
services shall have an area not less than 20,000 square feet.

The minimum permitted lot width at the building setback line
shall be as follows:
A. Lots having an on-lot sewage disposal system shall have a minimum
lot width of 150 feet.
B. Lots provided with public sanitary sewerage collection and treatment
services shall have a minimum lot width of 100 feet.

Each lot shall have front, side and rear yards of not less than
the depth and width indicated below.
A. Lots having an on-lot sewage disposal system.
(1)
Front yard depth: 50 feet.
(2)
Side yard width: 25 feet each on an interior lot. On a corner
lot, the side yard abutting the street shall be not less than 50 feet
in width.
(3)
Rear yard depth: 30 feet.
B. Lots provided with public sanitary sewerage collection and treatment
services.

Front yard depth: 35 feet.
(2)
Side yard width: 15 feet each on an interior lot. On a corner
lot, the side yard abutting the street shall be not less than 35 feet
in width.

Rear yard depth: 30 feet.

Total coverage shall not exceed 30% of the lot area.

Off-street parking shall be provided in accordance with the provisions of Part
24 of this chapter.
