The Commercial Highway District is designed to accommodate the
needs of transient highway travelers as well as to serve as retail
marketing centers for the entire Township. This district is intended
for a wide range of shopping and service functions which can provide
adequate comparison shopping activities.

In the Commercial Highway District, no building or land shall
be used, and no building shall be erected which is arranged, intended
or designed to be used for other than one or more of the following
uses. No processing or storage activity shall be permitted outside
of a building unless such activity is effectively screened by a wall
or partition.
A. Building materials and garden supplies.
B. General merchandise stores.
D. Automotive dealers and service stations.
E. Apparel and accessory stores.
F. Furniture and home furnishings stores.
G. Eating and drinking places.
K. Miscellaneous shopping goods stores.
N. Credit agencies other than banks.
O. Security, commodity brokers and service.
P. Insurance carriers, agents, brokers and service.
S. Combined real estate, insurance, etc.
T. Hotels, motels and other transient lodging places.
U. Personal services stores.
V. Business services stores.
W. Automotive rentals and storage facilities.
X. General automotive repair and body shops.
Y. Mechanical, plumbing and heating, electrical supply stores.
Z. Watch, clock and jewelry repair.
AA. Membership sports and recreation clubs.
BB. Health service clinics and laboratories.
GG. Bus and train passenger stations and other commuter support related
facilities and services (e.g., remote baggage check areas, ticket
sales, luggage reclamation, auto rentals and commuter parking areas).
HH. Computer services and sales.
II. Shopping centers and department stores.
JJ. Recreational vehicle parks.
KK. Assembly and fabrication of products to be sold on the premises.
Assembly and fabrication activities are permitted, provided the area
devoted to such activities do not exceed 2,000 square feet in area.
LL. Accessory uses customarily incident to permitted uses.

There is no minimum lot area. The size of the lot area shall
be determined by size of the building/buildings, yard, parking and
coverage requirements. The minimum lot width shall be 100 feet measured
at the building setback line.

Each lot shall have front, side and rear yards of not less than
the depth or width indicated below:
A. Front yard depth: 35 feet from the street right-of-way line.
B. Side yards, two, width: 10 feet each side of a principal building,
provided that when a written agreement is provided by adjoining property
owners, no side yard shall be required where two or more commercial
uses abut side to side; however, in no case shall common walls be
permitted between properties of separate ownership. In the case of
a series of abutting structures adjacent to and paralleling a public
right-of-way, and open and unobstructed passage for vehicles and pedestrians,
of at least 20 feet in width, shall be provided at grade level at
intervals of not more than 400 feet.
C. Rear yard depth: 20 feet.

Where required, buffer yards shall be provided in compliance with the standards set forth in §
27-2008F of this chapter.

The height of a building shall not exceed 40 feet, except as
allowed by a special exception.

Parking shall be provided for in accordance with Part
24 of this chapter.

23 of this chapter.

Total coverage shall not exceed 70% of the lot area. Not less
than 30% shall be landscaped with a vegetative material, maintained
as open space.

Motor vehicle access shall be provided in accordance with Part
25 of this chapter.
