These district regulations are designed to protect the river island areas of the Township for the preservation and conservation of the natural environment and permit and encourage the retention of existing forested and open land; wetlands; floodplain areas of streams, creeks and drainageways; and nonintensive land uses located in such a way to constitute a harmonious and integral part of the physical development of the Township.

Public conservation areas and structures for the conservation of open land, water, soil, wetlands, wildlife resources and historical preservation.
2. 
Municipal facilities.
3. 
Public park and recreations areas.
4. 
Semipublic and private recreational areas.
5. 
Agriculture, horticulture, silviculture.
6. 
Radio and television towers.
7. 
Electric and telephone public utility transmission and distribution facilities.
8. 
Customary accessory uses and structures incidental to any permitted uses.

The height of a principal building shall be not greater than 30 feet. No accessory building shall exceed 24 feet in height.

The minimum lot size shall be two acres.

The lot width at the required front building setback line shall be not less than 100 feet on an interior lot and the same on each side facing a street on a corner lot.

Each lot shall have front, side and rear yards of not less than the depth and width indicated below:
A. 
Front yard depth: 30 feet.
B. 
Side yards (two) width: 20 feet each.
C. 
Rear yard depth: 50 feet.

The coverage shall be no more than 10%.

No more than 30% of a lot may be clear-cut or defoliated.
