This Part is adopted pursuant to the authority provided in § 1601
of the Second Class Township Code, 53 P.S. § 66601.

The requirements of this Part shall apply to each and every
purchaser, devisee, grantee, or other person acquiring title to real
property in the Township of Wrightstown.

The Board of Supervisors of Wrightstown Township herein establishes
a Real Estate Registry for Wrightstown Township, which registry shall
include the list of tax parcels and property owners set forth in the
1992 real estate duplicate provided by the County of Bucks.

The owner or an agent on behalf of the owner transferring any
real property within Wrightstown Township, within two business days
after recording the deed or conveyance in the Office of the Recorder
of Deeds of Bucks County shall register the deed or conveyance with
Wrightstown Township by delivering or sending a certified copy of
the deed or conveyance by registered or certified mail, return receipt
requested, addressed to Wrightstown Township Administrator, 2203 Second
Street Pike, Wrightstown, PA 18940.

A fee shall be charged to the registration of each deed and/or instrument of conveyance in the amount of $10 per deed; provided, however, that in the event the [Uniform Municipal Deed Registration] Act is amended to permit charging a fee greater than $10, the amount of the fee shall be established by resolution of the Board of Supervisors but shall not exceed the amount of the fee permitted by the Act. The fee shall accompany the copy of the deed or other instrument of conveyance registered in accordance with §
17-104 hereof.

The Township Administrator is herein authorized to establish
such rules and regulations and forms as are necessary to implement
this Part. The Township. Administrator is further directed to deliver
a certified copy of this Part to the Bucks County Recorder of Deeds
and to the Bucks County Board of Realtors advising the same of the
adoption of this Part by the Board of Supervisors.

Any person who violates this Part shall be subject to a civil
penalty not to exceed $600 per violation which may be collected in
a civil enforcement proceeding initiated before a District Justice
of the Commonwealth of Pennsylvania.
