The Low-Density Residential (LDR) District has been created to accommodate housing types which typify the rural residential character of the Township. These areas are not currently provided with public sewer or water service requiring the use of on-site or community systems. The LDR District has been located along collector roads so as to provide convenient access to the arterial road network, as established in the Franklin Township Comprehensive Plan.

1. 
Uses Permitted by Right.
A. 
Single-family detached dwellings.
B. 
Clustering of single-family detached residential lots on tracts of 15 acres or larger is mandatory, subject to the provisions of § 27-1611, except where open space conservation conventional development (§ 27-1615) is proposed. Sites of less than 15 acres may consider the provisions of § 27-1611 as an optional design approach.
C. 
Agriculture.
D. 
Open space conservation conventional development subject to the provisions of § 27-1615.
E. 
Equestrian uses.

A. 
Customary accessory residential uses and buildings.

Customary accessory agricultural uses and buildings.

Private swimming pool, subject to the provisions of § 27-1713.

Nonprofit outdoor recreational uses, subject to the provisions of § 22-611 of Chapter 22, Subdivision and Land Development, and §§ 27-1606 and 27-1610.

Golf course and golf club uses, subject to the provisions of § 27-1715.

Municipal, county, state and federal uses, excluding dumps, sanitary landfills and correctional or penal institutions.
E. 
Conventional single-family design for tracts larger than 15 acres.
F. 
Retirement homes and facilities subject to the provisions of Part 17. Maximum gross density is subject to the underlying zoning district standards as specified in § 27-1611.
4.
