The Limited Industrial District is designed to accommodate a
variety of uses which may not be able to compete with more intensive
uses in the Commercial District due to the need for a significant
amount of land area. Commercial operations which sell bulky items
will be placed in this district as well as uses which require the
dismantling or assembly of products or equipment. The LI District
has been located to provide direct access to an arterial road. The
district is designed to reduce the impact of industrial related traffic
and activities on community services and facilities as well as residential
neighborhoods.

1. Uses Permitted by Right.
A. Light manufacturing including printing, assembly of previously prepared
components and packaging.
B. Research, development and testing facility.
C. Professional and business offices.
D. Wholesale, warehouse, or storage facility.
E. Public utility structure/facility, subject to the provisions of §
27-1714.
F. Greenhouse, nursery or agricultural uses.
G. Health or recreational club.
H. Motor vehicle and equipment sales.
I. Motor vehicle and equipment service.
L. Cottage industries including blacksmith, plumber, cabinet maker and
similar trade.
M. Unified office or industrial park.
N. Agriculture.

2. Permitted Accessory Uses.
A. Customary accessory industrial uses and buildings.
B. Recreational facility for employees.
3. Conditional Use.
A. Recycling facility, subject to the provisions of §
27-1706.
B. Car wash, subject to the provisions of §
27-1701.
C. Truck freight terminal, subject to the provisions of §
27-1708.
D. Single-family detached units in accordance with the provisions of
Part 4.
4. Uses by Special Exception.
A. Radio or television transmitter and tower, subject to the provisions of §
27-1705.
B. Sewage sludge storage facility, subject to the provisions of §
27-1707.

The maximum height of all buildings erected and enlarged shall
be 40 feet, not to exceed three stories.

B. Office or Industrial Park.
(1)
Individual uses within an office or industrial park shall be
permitted within the district.
(2)
The office or industrial park shall be developed according to
an overall plan or may be developed on a single lot.
(3)
The area and bulk requirements of the district shall be met
as well as all other standards established by this chapter.

1. Screening and Landscaping. Screening and landscaping shall be provided
for all uses, excluding a public utility operating facility, as established
in Part 16. Landscaping shall be provided for a public utility operating
facility when it is visible from a public road.
