The purpose of this district is to preserve natural features
and resources and to protect key Township and regional recreational
facilities and to provide for accessory uses and compatible supporting
uses as conditional uses.

In the S-C Special Conservation District, only the following
uses are authorized:
402.1.
Permitted Uses.
A. Principal Uses:

Nature center; nature museum; bird sanctuary.
B. Accessory Uses:

No-impact home-based business.

Off-street parking and loading, subject to Part

Private garages and storage buildings subject to §
27-2104.

Private residential swimming pools or sports courts, subject to §
27-2104.

Signs, subject to Part

Temporary construction trailer, model home or sales office, subject to §
27-2108.
(12)
Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this district.
402.2.
Conditional Uses.
A. Principal Uses:

Uses by Special Exception.

In the S-C Special Conservation District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.
403.1.
Minimum Lot Area:
A. Single-family dwelling: 100,000 square feet.
B. Boarding stable or riding academy: 10 acres.
C. Recreation-related commercial uses: 20,000 square feet.
D. Regulation golf course; country club: 40 acres.
E. All other principal uses: one acre.
403.2.
Minimum Lot Width:
A. Single-family dwelling: 200 feet.
403.3.
Minimum Lot Frontage: 50 feet.
403.4.
Maximum Impervious Surface Coverage: 15%.
403.5.
Minimum Front Yard:
A. Recreation-related commercial uses: 30 feet.
B. All other principal uses: 50 feet.
403.6.
Minimum Rear Yard:
A. Recreation-related commercial uses: 30 feet.
B. All other principal uses: 50 feet.
C. Accessory structures: See §
27-2104.3 for setbacks applicable to the particular uses specified therein.
403.7.
Minimum Side Yard:
A. Principal structures: 20 feet.
B. Accessory structures: See §
27-2104.3 for setbacks applicable to the particular uses specified therein.
403.10.
Maximum Height:
A. All principal structures: three stories but no more than 35 feet.
B. All accessory structures: one story but no more than 20 feet.
