The purpose of this district is to provide for medium-density
single-family development; to provide multifamily housing opportunities
in planned residential developments; and to provide for compatible
public, semipublic and accessory uses as conditional uses or uses
by special exception.

In the R-3 Medium Density Residential District, only the following
uses are authorized:

Permitted Uses.

Day-care center or preschool facility in a church or school, subject to §

Temporary use or structure, other than a construction trailer, model home or sales office, subject to §

In the R-3 Medium Density Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.
703.1.
Minimum Lot Area:
A. Single-family dwelling:
(1)
Without public sewers: one acre.
(2)
With public sewers: 12,000 square feet.
B. Conservation subdivisions (requires public sewer):
(1)
Single-family dwelling: 8,000 square feet.
(2)
Two-family, triplex, fourplex: 5,000 square feet per unit.
(3)
Townhouse: 4,000 square feet per unit.
C. All other principal uses: one acre.

Minimum Lot Width:
A. Single-family dwelling:

Without public sewers: 175 feet.
(2)
With public sewers: 90 feet.
B. Conservation subdivisions (requires public sewer):
