The purpose of this district is to enhance the Route 50 corridor
as a gateway into the Township, to provide opportunities for limited
commercial and office use along Route 50, to provide less-intense
use as a transition between the existing community shopping centers
on the east and west boundaries of the Township, to provide for compatible
public, semipublic, and accessory uses, and to protect established
single-family neighborhoods that are located adjacent to the nonresidential
properties along Route 50.

In the R-4 Residential/Gateway District, only the following
uses are authorized:

In the R-4 Residential/Gateway District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.
903.1.
Minimum Lot Area:
A. Single-family dwelling: 8,400 square feet.
B. Two-family dwelling: 10,000 square feet.
C. Triplex/fourplex: 5,000 square feet per unit.
D. Neighborhood commercial use: 20,000 square feet.
E. All other principal uses: one acre.
903.2.
Minimum Lot Width:
A. Single-family dwelling: 60 feet.
B. Multifamily dwelling: 60 feet.
C. All other principal uses: 100 feet.
903.3.
Minimum Lot Frontage: 50 feet.
903.4.
Maximum Impervious Surface Coverage:

A. For any commercial use with frontage along an arterial street: 60%.
903.5.
Minimum Front Yard: 20 feet.

903.10.
Maximum Height:
A. Single-family dwellings: 2 1/2 stories but no more than 35 feet.
B. Multifamily dwellings: three stories but no more than 45 feet.
C. All other principal structures: three stories but no more than 45
feet.
D. All accessory structures: one story but no more than 20 feet.

In addition to complying with the buffer area requirements of §
27-2103, all permitted commercial uses in the R-4 District, whether permitted by right, special exception, or conditional use, shall be subject to the following:
906.1.
Buffer Area B shall be provided along all property lines adjoining
an S-C or R Zoning District.
906.2.
The side and rear property lines shall be landscaped with an
earthen mound that is a minimum of three feet in height and 12 feet
in width, planted with a mix of landscaping materials from the List
of Suggested Plant Materials in Appendix D, including ground cover,
trees and shrubs to provide a vegetative screen effective year round.
906.3.
The location of these landscaping materials shall not obstruct visibility for traffic entering or leaving the site and shall comply with the clear sight triangle requirements of §
27-2104.4.

In addition to complying with the storage requirements of §
27-2110, all permitted commercial uses in the R-4 District, whether permitted by right, special exception, or conditional use, shall be subject to the following:
907.1.
No outdoor unenclosed storage of pallets or other items offered
for sale or outdoor storage of equipment, inventory, supplies or material
shall be permitted.
907.2.
Dumpsters and all trash areas shall be completely enclosed by
a wall or solid fence at least six feet in height. Dumpsters shall
not be located in the front yard.
907.3.
All loading areas shall be at the rear of the building.
