The purpose of this district is to continue the character of
the established planned residential community at Nevillewood, to encourage
a mix of housing types in a planned residential development organized
around a recreational or natural feature in locations that are convenient
to shopping and the regional transportation network and to provide
for compatible public, semipublic and accessory uses as conditional
uses or uses by special exception.

In the R-5 Planned Residential Community District, only the
following uses are authorized:
1002.1.
Permitted Uses.
A. Principal Uses:

Approved dwellings in a recorded planned residential development.
B. Accessory Uses:

No-impact home-based business.

Off-street parking and loading, subject to Part

Signs, subject to Part

Private residential swimming pools or sports courts, subject to §

Temporary construction trailer, model home or sales office, subject to §

Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this district.

In the R-5 Planned Residential Community District, all uses shall be subject to the following regulations, except as they may be modified by Part
18 governing planned residential developments or by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.

Minimum Lot Area:
A. Single-family dwellings: same as R-2 District.
B. All others: as approved in the PRD.
1003.2.
Minimum Lot Width:
A. Single-family dwellings: Same as R-2 District.
B. All others: as approved in the PRD.
1003.3.
Maximum Dwelling Unit Density: 10 units per acre.
1003.4.
Maximum Length of Residential Building: 250 feet.
1003.5.
Minimum Lot Frontage: 50 feet.
1003.6.
Maximum Number of Dwelling Units Per Building:
A. Townhouses: six units per building.
B. Garden apartments: 36 units per building.
1003.7.
Minimum Distance Between Buildings: 20 feet (where two or more
buildings exist on the same lot).
1003.8.
Maximum Impervious Surface Coverage: 25%.
1003.9.
Minimum Front Yard:
A. Abutting a public street: 50 feet.
B. Abutting a private street or common driveway: 25 feet.
1003.10.
Minimum Rear Yard:
A.
Single-family or two-family dwelling: 50 feet.
B.
Triplex, fourplex, garden apartment or townhouse:

Adjoining any S-C, R-1, R-2 or R-3 District: 75 feet.
