The purpose of this district is to provide for controlled development
of commercial areas surrounding established community shopping centers
to meet the general needs of the population for shopping and services
on sites which have access to the regional highway network.

In the B-1 Planned Shopping Center District, only the following
uses are authorized:
1102.1.
Permitted Uses.
A. Principal Uses:

Business or professional office, minor.
(12)
Financial institution, minor.
(25)
Public utility building or structure.
(31)
Vehicle accessories sales and installation.
(32)
Vehicle rental, sales and service.
B. Accessory Uses:
(1)
Drive-through facilities, subject to §
27-2107.
(3)
Home office or home occupation in a dwelling which is a nonconforming
use.
(4)
Off-street parking and loading, subject to Part
22.
(6)
Signs, subject to Part
23.
(8)
Temporary construction trailer or sales office, subject to §
27-2108.
(10)
Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this district.
1102.2.
Conditional Uses.
A. Principal Uses:
(1)
Multifamily dwelling, mid-rise apartment, subject to §
27-1906.38.
(2)
Multifamily dwelling, high-rise apartment, subject to §
27-1906.38.
(4)
Major business or professional office, subject to §
27-1906.32.
B. Accessory Uses:
(1)
Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to §
27-1906.10.
(2)
Wholesale sales in conjunction with major or minor retail business, subject to §
27-1906.63.
(3)
Uses accessory to an approved conditional use, other than fences or signs, subject to §
27-1903.2.
1102.3.
Uses by Special Exception.
A. Principal Uses:

Temporary use or structure, other than a construction trailer, model home or sales office, subject to §
27-1906.56.
(4)
Comparable uses not specifically listed, subject to §
27-1905.
B. Accessory Uses:

In the B-1 Planned Shopping Center District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.
1103.1.
Minimum Lot Area: 20,000 square feet.
1103.2.
Minimum Lot Width: 100 feet.
1103.3.
Minimum Lot Frontage: 50 feet.
1103.4.
Maximum Impervious Surface Coverage: 75%.
1103.5.
Minimum Front Yard: 50 feet.
1103.6.
Minimum Rear Yard:
A. All principal and accessory structures:
(1)
Adjoining any S-C or R District: 50 feet.
(2)
Adjoining all other districts: 25 feet.
1103.7.
Minimum Side Yard:
A. All principal and accessory structures:
(1)
Adjoining any S-C or R District: 50 feet.
(2)
Adjoining all other districts: 20 feet.
1103.10.
Maximum Height:
A.
High-rise apartments: eight stories but no more than 100 feet.
B.
Mid-rise apartments: six stories but no more than 75 feet.
C.
All other principal structures: four stories but no more than
50 feet.
D.
All accessory structures: one story but no more than 20 feet.
