The purpose of this district is to provide for commercial uses
that depend on access to an arterial highway, that may generate truck
traffic and that may not be compatible with commercial areas devoted
primarily to retail shopping in planned shopping centers.

In the B-2 Highway Commercial District, only the following uses
are authorized:

Permitted Uses.
A. Principal Uses:

Business or professional office, minor.

Contracting business and contractor's yard.

Financial institution, minor.

Vehicle accessories sales and installation, subject to §
27-1906.59.
(18)
Vehicle rental, sales and service.

Medical marijuana grower/processor.
B. Accessory Uses:
(1)
Drive-through facilities, subject to §
27-2107.
(3)
Home office or home occupation in a dwelling which is a nonconforming
use.
(4)
Off-street parking and loading, subject to Part
22.
(6)
Signs, subject to Part
23.
(8)
Temporary construction trailer or sales office, subject to §
27-2108.
(10)
Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this district.

Conditional Uses.
A. Principal Uses:

Mini-warehouses or self-storage facilities, subject to §
27-1906.35.

Major business or professional office, subject to §
27-1906.32.
B. Accessory Uses:

Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to §

Uses accessory to an approved conditional use, other than fences or signs, subject to §
27-1903.2.

Uses by Special Exception.
A. Principal Uses:

Temporary use or structure, other than a construction trailer or sales office, subject to §
27-1906.56.
(2)
Truck and heavy equipment rental, sales and service, subject to §
27-1906.57.
(3)
Comparable uses not specifically listed, subject to §
27-1905.
B. Accessory Uses:

Uses accessory to an approved use by special exception, other than fences or signs, subject to §
27-1903.2.

In the B-2 Highway Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.

Minimum Lot Area: 20,000 square feet.
1303.2.
Minimum Lot Width: 100 feet.
1303.3.
Minimum Lot Frontage: 50 feet.
1303.4.
Maximum Impervious Surface Coverage: 75%.
1303.5.
Minimum Front Yard: 50 feet.
1303.6.
Minimum Rear Yard:
A. All principal structures:
(1)
Adjoining any S-C or R District: 50 feet.
(2)
Adjoining all other districts: 25 feet.
B. Accessory structures: 10 feet.
1303.7.
Minimum Side Yard:
A. All principal structures:
(1)
Adjoining any S-C or R District: 50 feet.
(2)
Adjoining all other districts: 25 feet.
B. Accessory structures: 20 feet.

Maximum Height:
A.
All principal structures: four stories but no more than 50 feet.

All accessory structures: one story but no more than 20 feet.
1303.12. Medical Marijuana Dispensary Buffer Distance. A medical marijuana
dispensary may not be located within 1,000 feet of the property line
of a public, private or parochial school or a day-care center.
