The purpose of this district is to provide for a mixture of
commercial and light industrial uses to encourage revitalization near
the Carnegie I-79 interchange.

In the B-4 Commercial and Light Industrial District, only the
following uses are authorized:
1502.1.
Permitted Uses.
A. Principal Uses:

Business or professional office, minor.
(6)
Conversion of dwelling to office use, subject to §
27-1906.13.
(8)
Financial institution, minor.
(20)
Vehicle accessories sales and installation, subject to §
27-1906.59.
B. Accessory Uses:
(1)
Drive-through facilities, subject to §
27-2107.
(3)
Home office or home occupation in a dwelling which is a nonconforming
use.
(4)
Off-street parking and loading, subject to Part
22.
(6)
Retail sales of products produced on site.
(7)
Signs, subject to Part
23.
(9)
Temporary construction trailer or sales office, subject to §
27-2108.
(11)
Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this district.

Communications antenna mounted on an existing building or existing public utility storage or transmission structure, subject to §

In the B-4 Commercial and Light Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.

Minimum Lot Area:
A. All permitted uses: 20,000 square feet.
B. All conditional uses: 40,000 square feet.

Minimum Lot Width: 100 feet.
1503.3.
Minimum Lot Frontage: 50 feet.
1503.4.
Maximum Impervious Surface Coverage: 75%.
1503.5.
Minimum Front Yard:
A. All permitted uses:

Facing any S-C or R District: 100 feet.
(2)
Facing any other districts: 50 feet.
B. All conditional uses: 50 feet.
