The purpose of this district is to encourage the continuation
and revitalization of general industrial uses in those areas of the
Township which have already been established for these uses.

In the I-1 Industrial District, only the following uses are
authorized:
1702.1.
Permitted Uses.
A. Principal Uses:
(1)
Business or professional office, minor.
(2)
Contracting business and contractor's yard.
(7)
Major business or professional office, subject to §
27-1906.32.
(8)
Mini-warehouse or self-storage facilities, subject to §
27-1906.35.
B. Accessory Uses:
(2)
Home office or home occupation in a dwelling which is a nonconforming
use.
(3)
Off-street parking and loading, subject to Part
22.
(5)
Retail sales of products produced on site.
(6)
Signs, subject to Part
23.
(8)
Temporary construction trailer or sales office, subject to §
27-2108.
(10)
Other accessory uses customarily incidental to and on the same
lot with any permitted use authorized in this district.

A. Principal Uses:

Truck and heavy equipment rental, sales and service, subject to §

In the I-1 Industrial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
19.

Minimum Lot Area: 40,000 square feet.

Minimum Lot Width: 100 feet.

Minimum Lot Frontage: 50 feet.
1703.4.
Maximum Impervious Surface Coverage: 65%.

Minimum Front Yard:
A. Facing any S-C or R District: 100 feet.
B. Facing all other districts: 50 feet.

Minimum Rear Yard:
A. Principal structures:

Adjoining any S-C or R District: 100 feet.

Adjoining all other districts: 50 feet.
B. Accessory structures: 50 feet.

Minimum Side Yard:
