1. It is the purpose of this section to prohibit the use of any land, building or structure except for the enumerated principal, accessory and special exceptions set forth in the respective zoning districts. The permitted principal, accessory and special exceptions for each district are shown in the following table. Uses given in the following categories shall be interpreted according to definitions given in §
27-104. Uses not specifically listed or interpreted to be included in the categories under this Part shall not be permitted.
A. AAA Residence District.

Height. The maximum heights of buildings and
structures in this district shall be:
(a)
Thirty-five feet, not exceeding two and one-half
stories, for a single-family dwelling.
(b)
Forty-five feet, not exceeding three stories
for other main buildings.
(c)
Fifteen feet, not exceeding one story, for accessory
buildings.
(2)
Area. Each lot in this district shall comply
with the following minimum requirements:
(a)
Front yard depth: 60 feet.
(b)
Side yard width-each of two required: 20 feet.
A side yard abutting a street shall be not less in width than the
depth of the front yard required on the adjoining lot on that street.
(c)
Rear yard depth: 50 feet.
(d)
Lot area per family: 30,000 square feet.
(3)
Minimum Yard Requirements for Accessory Buildings.
All accessory buildings made permissible by this section, not attached
to the principal structure, may be erected in one of the side yards
or within the rear yard in accordance with the following depth requirements:
(b)
Side yard (interior lot): three feet.
(c)
Side yard (corner lot): same as for principal
structure.
(d)
Rear yard: three feet; if fronting on an alley
then five feet.
B. AA Residence District.

Fifteen feet, not exceeding one story, for accessory
buildings.
(2)
Area. Each lot in this district shall comply
with the following minimum requirements:
(a)
Front yard depth: 50 feet.
(b)
Side yard width-each of two required: 10 feet.
A side yard abutting a street shall be not less in width than the
depth of the front yard required on the adjoining lot on that street.
(c)
Rear yard depth: 50 feet.
(3)
Minimum Yard Requirements for an Accessory Building/Structures. All accessory buildings/structures, as defined in §
27-104 and/or found to be permissible under this subparagraph of this section, not attached to the principal structure, may be erected in either one of the side yards or within the rear yard in accordance with the following depth requirements so long as the proposed structure does not create any significant annoyances for neighbors by reducing privacy, creating lights, reducing sunlight or generating unreasonable noise:
(a)
Side yard (interior lot): three feet.
(b)
Side yard (corner lot): same as for principal
structure.
(c)
Rear yard: three feet; if fronting on an alley
then five feet.
D. C Commercial. In this district, the land, buildings
and structures may be used and buildings may be erected, altered and
enlarged providing that said enterprise or business be not objectionable
because of odor, smoke, dust, vibration or similar causes.

for other main buildings.
(b)
Fifteen feet, not exceeding one story, for accessory
buildings.

Area. Each lot in this district shall comply
with the following minimum requirements:
(a)
Front yard depth: 50 feet.
(b)
Side yard width-none required except in the
following instances:
1)
For a use other than a dwelling: 10 feet on
a side abutting a Residence District.
2)
A side yard abutting a street shall be not less
in width than the depth of front yard required on the adjoining lot
on that street.
(c)
Rear yard depth: 50 feet.
(d)
Lot Area.
1)
For a hotel-6,000 square feet plus 300 square
feet for each sleeping room in excess of four.

or within 10 feet of a Commercial District.
