This chapter has been prepared in accordance with the provisions
of the Revised Statutes of Maine, as amended.
This chapter shall be known and may be cited as the "Zoning
Ordinance of the Town of Casco, Maine."
The purpose of this chapter, made as part of a Comprehensive
Plan for the development of the Town and for the promotion of the
health, safety and general welfare of its residents, is to encourage
the most appropriate use of land throughout the Town; to promote traffic
safety; to provide safety from fire and other elements; to provide
adequate light and air; to prevent overcrowding of real estate; to
promote a wholesome home environment; to prevent housing development
in unsanitary areas; to provide an adequate street system; to promote
the coordinated development of unbuilt areas; to encourage the formation
of community units; to regulate the location, density, and rate of
development so that the rural environment is retained in appropriate
locations; to conserve natural resources; and to provide for adequate
public services.
The provisions of this chapter shall govern all land and all
structures within the boundaries of the Town of Casco, Maine.
Wherever the requirements of this chapter are at variance with
the requirements of any other lawfully adopted rules, regulations,
ordinances, deed restrictions or covenants, the most restrictive or
that imposing the highest standards shall govern.
Should any section or provision of this chapter be declared
by the courts to be invalid, such decision shall not invalidate any
other article, section or provision of this chapter.

The effective date of this chapter is March 14, 1988, as amended
through June 10, 2015.
