The Township of East Fallowfield is hereby divided into zones or districts as depicted on the Zoning Map. Said zones shall be governed by regulations contained herein and together with all future notations, references, and amendments, shall be declared part of this chapter.

1. 
Base Districts. For the purposes of this chapter, the Township is hereby divided into the following classes of zones:
A. 
R-A Rural Agricultural.
B. 
R-1 Low Density Residential.
C. 
R-2 Medium Density Residential.
D. 
R-3 High Density Residential.
E. 
PF Public Facilities District.
F. 
MH Mobile Home Park.
G. 
VC Village Commercial.
H. 
O-I Office/Industrial.
I. 
MU Multi-Use.
Appendix 27-301-1 on the following pages provides a summary of permitted uses by right, special exception, conditional use, and accessory use by the listed base districts above. This table is provided for reference purposes only. In the event of a contradiction or ambiguity between Appendix 27-301-1 and other parts of this chapter, the other parts of this chapter shall govern.

Overlay Districts. In addition to the base district designations, areas depicted as being within a FH Flood Hazard District or subject to the natural resources protection standards shall be treated as overlay districts. Said districts are subject to regulations contained in Parts 14 and 15, as well as regulations of the base zoning district. Where conflicts arise between base and overlay district provisions, the more stringent provision shall prevail.[1]

The boundaries of the aforementioned districts shall be shown on the map and referred to within this chapter and incorporated herein. Said map shall be known as the "Zoning Map of East Fallowfield Township."

District boundary lines are, unless otherwise expressly indicated, the center lines of streets and alleys, lot lines and midpoints of stream width existing at the time of passage of this chapter, railroad beds, and corporate limits. Where figures are drawn on the Zoning Map between streets and a boundary line, said figures shall indicate a boundary line parallel to the street at the number of feet indicated. Where a district boundary line approximates the path of a lot or property line, the lot or property line shall be construed as the boundary. In the event of a dispute over the location of a district boundary line, the Zoning Officer shall investigate and render a decision. Appeals shall be made to the Zoning Hearing Board in accordance with the provisions of § 27-2212 of this chapter.
