The Multi-use District is designed to accommodate a range of
uses including office, commercial, and institutional. These uses are
intended to serve the needs of local residents as well as those residents
in the immediate region and to provide employment opportunities and
a broader tax base for the Township. The Multi-use District is located
so as to utilize available transportation and public water and sewer
infrastructure. Pedestrian needs should also be met in the Multi-use
District.

1. Uses Permitted By-right. Any building may be erected, altered or
used and a lot may be used or occupied for any of the following purposes
and no other:
A. Retail store or services with a gross leasable floor area of 5,000
square feet or less.
B. Administrative, professional, or business offices.
C. Bank or financial institution.
D. Personal service establishments such as beautician, barber shop,
or shoe repair.
E. Restaurants without drive-through service, in accordance with §
27-1724.
F. Automotive service station or car wash, in accordance with §
27-1704.
G. Bakery or catering facility.
H. Day care center in accordance with §
27-1711.
I. Public or private nonprofit educational use, in accordance with §
27-1729.
J. Church and religious institutions, in accordance with §
27-1708.
K. East Fallowfield Township municipal use.
N. Contractor office or shop, such as plumbing, welding, carpentry,
or other.
O. Printing, publishing, or photostatic reproduction.
P. Commercial communication antenna, if attached to an existing structure and not exceeding such structure by more than 15 feet, subject to the provisions of §
27-1733.
Q. Forestry, in accordance with §
27-1402, Subsection
7.
R. Accessory uses as defined in Subsection
2.
2. Accessory Uses. Accessory uses must be clearly incidental to and customarily associated with the principal use and located on the same lot as the principal uses listed in Subsections
1,
3, and
4.
A. Accessory structures normally associated with commercial, office,
or institutional development.
B. Signs in accordance with Part 16.
3. Uses by Special Exception. Any of the following uses when authorized as a special exception by the Zoning Hearing Board subject to the provisions of Part
22 of this chapter.
A. Retail store or service with a gross leasable floor area of greater than 5,000 square feet or less than 20,000 square feet, in accordance with §
27-1725.
C. Convenience store without gas station in accordance with §
27-1710.
D. Restaurants and drinking establishments with or without drive-through service in accordance with §
27-1724.
E. Hospital or medical center, in accordance with §
27-1713.
F. Nursing home, life care facility, or retirement community, in accordance with §
27-1719.
G. Transportation facilities, such as bus depots and stations, but not
including maintenance facilities.
H. Commercial school, in accordance with §
27-1729.
I. Commercial communication antenna, when not attached to an existing structure or when exceeding an existing structure by more than 15 feet, in accordance with §
27-1733.
J. Accessory uses to an approved special exception as defined in Subsection
2.
4. Conditional Uses. The following uses will be considered by the Board
of Supervisors, subject to the conditions as specified in Part 17
and the procedures as specified in Part 19.
A. Shopping center or major commercial use (retail use with a gross floor area of greater than 20,000 square feet) in accordance with §
27-1731.
B. Convenience store with gas station in accordance with §§
27-1710 and
27-1704.
C. Any other use or activity which is of the same general character
as the above and not otherwise provided for under this chapter and
any other lawful use not otherwise provided for in this chapter as
long as it is consistent with the health, safety, and welfare and
any applicable general standards of this chapter.
D. Accessory uses to an approved conditional use as defined in Subsection
2.
E. Public safety training facility.

1. Unless otherwise specified below or in Part
17, "Supplemental Land Use Provisions," or elsewhere in this chapter, the following requirements shall be applied to uses permitted in the MU Multi-use District:
A. Minimum Lot Area or Tract Size.
(1)
A minimum lot size of one acre shall be provided for individual
establishments served by both public water and sewer systems.
(2)
A minimum lot size of two acres shall be provided for individual
establishments not sewed by both public water and sewer systems.
(3)
Hospital or medical center: 10 acres.
(4)
Life care facility, nursing home, shopping center: five acres.
(5)
Retirement community: 15 acres.
(6)
Public safety training facility: 20 acres.
B. Minimum Lot Width.
(1)
Lots permitted under Subsection 1A (less than two acres):
(a)
One hundred twenty-five feet at street line.
(b)
One hundred fifty feet at building setback line.
(2)
Lots permitted under Subsection 1A (two or more acres):
(a)
One hundred fifty feet at street line, except for an interior
lot, in which case the minimum lot width shall be 150 feet measured
from the property line closest to the street of primary access.
(b)
Two hundred feet at building setback line.
C. Minimum Property Line Setbacks.
(1)
Lots permitted under Subsection 1A (less than two acres):
(a)
Front yard setback: 50 feet at street right-of-way.
(b)
Side yard setback: 25 feet for either side yard and 50 feet
aggregate.
(c)
Rear yard setback: 35 feet. Accessory structures, 20 feet.
(2)
Lots permitted under Subsection 1A (two or more acres):
(a)
Front yard setback: 60 feet at street right-of-way, except for
an interior lot, in which case the front yard setback shall be 60
feet measured from the property line closest to the street of primary
access.
(b)
Side yard setback: 30 feet for either side yard.
(c)
Rear yard setback: 35 feet. Accessory structures, 20 feet.
(3)
A side or rear yard abutting a lot used or zoned for residential
use shall have a minimum depth of 50 feet or as otherwise specified
in this chapter, whichever is greater.
D. Maximum Height. Three stories or 35 feet, except when associated
with a public safety training facility, in which case the maximum
height shall be 75 feet for structures.
E. Maximum Lot and Building Coverage.
(1)
Lots permitted under Subsection
1A(1) (less than two acres):
(a)
Maximum building coverage: 45%.
(b)
Maximum lot coverage: 70%.
(2)
Lots permitted under Subsection
1A(2) (two or more acres):
(a)
Maximum building coverage: 40%.
(b)
Maximum lot coverage: 65%.
F. Minimum Landscaped Area. 25%.
