The MHPO Mobile Home Park Overlay District is designated to
provide for mobile home park development offering affordable housing
alternatives to present and future residents of the Township in a
manner consistent with community resource protection objectives.

These provisions shall apply to all lands within the Township
and shown as being located within the boundaries of the designated
Mobile Home Park Overlay District which is considered as an overlay
to and part of the Official Zoning Map.

1. Permitted Principal Uses. Except where development of a mobile home
park is permitted in accordance with conditional use approval by the
Board of Supervisors, the provisions of the underlying base district
shall apply throughout the MHPO District.
2. Permitted Accessory Uses.
A. Accessory uses on the same tract or lot, customarily incidental to
mobile home park development or mobile home use, and solely intended
for use by residents thereof, including recreational and community
facilities, where mobile home park development has been approved as
a conditional use and subject to the applicable provisions of Parts
25 and 26. No commercial use shall be permitted within a mobile home
park.
B. Parking space in accordance with Part
23.
C. Signs in accordance with Part
24.
3. Conditional Use.
A. Where permitted as a conditional use by the Board of Supervisors in accordance with applicable provisions of Part
28, a mobile home park may be developed conforming to the provisions of Part
5 of the Township Subdivision and Land Development Ordinance [Chapter
22].
B. Conditional use application shall be accompanied by a conceptual plan in accordance with the sketch plan provisions of §
22-401 of the Township Subdivision and Land Development Ordinance [Chapter
22] as applicable. The conceptual plan shall be prepared to sufficient detail to demonstrate feasibility of compliance with all design standards and criteria of this part. Applicant is strongly encouraged to arrange a meeting with the Township Planning Commission to discuss conceptual plans for development under this part in view of community development and resource conservation objectives prior to formal conditional use application.

The maximum height of all structures erected, enlarged, altered, or used in the MHPO District shall be 35 feet, except as provided in Part
25.

1. The minimum size of any tract eligible for mobile home park development
shall be 20 acres.
2. The density, dimensional, and general layout standards of 22-522 of the Township Subdivision and Land Development Ordinance [Chapter
22] shall apply to any development of a mobile home park.
