The GCW Gateway Commercial West District is established as a supplement to the local commercial zoning pattern to accommodate a mix of businesses and a variety of services which, due to certain characteristics and location considerations, require specific siting requirements.

1. 
Minimum lot area.
A. 
Permitted uses: 4,000 square feet.
B. 
Conditional uses.
(1) 
Drive-in restaurant: 4,000 square feet.
(2) 
All other conditional uses: 8,000 square feet.
2. 
Minimum lot width.
A. 
Permitted uses: 40 feet.
B. 
Conditional uses.
(1) 
Drive-in restaurant: 60 feet.
(2) 
All other conditional uses: 60 feet.
3. 
Lot coverage. Not to exceed 60% of the lot area including principal and accessory structures.

Yards.

Minimum front yard: 15 feet (all principal permitted and conditional uses.

Permitted uses: five feet.

Maximum building height: 35 feet (all principal permitted and conditional).

Maximum height of an accessory structure shall be 16 feet. The second floor of an accessory structure shall not exceed 50% of the area of the exterior footprint of the accessory structure.
7. 
The footprint area of an accessory structure is not to exceed 15% of the lot area. The total aggregate side yard dimensions from an accessory structure are 10 feet with a minimum two-foot side yard distance on one side or a minimum five feet from an adjoining building. The area of the exterior footprint of an accessory structure cannot exceed 80% the area of the exterior footprint of the principle structure.

Parking and signage design and construction shall comply with standards specified in Part 16 of this chapter.
