The purpose of the sketch plan is to establish in advance the overall objectives of the applicant, the extent to which the proposed plan conforms with the provisions of this Part, and if such plan qualifies as a minor or major subdivision or a land development. Although sketch plans are not required under this Part, it is recommended that sketch plans be submitted for major subdivisions and land development in an effort to avoid unnecessary engineering and other expense and delay in the subsequent review of more detailed preliminary plans and final plans. Comments made on the sketch plan are only recommendations and are not binding.
