1. For the purposes of this chapter, the Borough of Hatboro is hereby
divided into 12 zoning districts plus five overlay districts, which
shall be designated as follows:

RC-1 Retail Commercial District

2. Such districts are hereinafter enumerated, established in the text
of this chapter and confirmed as located on the Zoning Map.

The boundaries of said districts shall be as shown on the map
attached to, and made a part of, this chapter. Said map shall be known
as the "Zoning Map of the Borough of Hatboro." The Zoning Map and
all notations, references, and data shown thereon are hereby incorporated
by reference into this chapter, and shall be as much a part of this
chapter as if all were fully described herein.

1. Where uncertainty exists with respect to the boundaries of the various
districts, as shown on the Zoning Map, the following rules shall apply:
A. The boundaries between districts are, unless otherwise indicated,
either the center lines of roads and of rights-of-way of railroads
and/or public utilities, or such lines extended, or lines parallel
thereto. Where numbers are shown on the zoning map between a road
and district boundary line, they indicate that the district boundary
line runs parallel to the road line at a distance therefrom equal
to the number of feet so indicated.
B. In undivided property, the district boundary lines on the zoning
map shall be determined by use of the scale of the zoning map.
C. When a district boundary line divides a lot held in single and separate
ownership at the effective date of this chapter, the regulations as
to the use in the less restrictive district shall extend over the
portion of the lot in the more restricted district, a distance not
to exceed 50 feet beyond the district boundary line; provided, that
in case of a lot, other than a corner lot, the regulations as to the
use in a less restricted district may extend a distance of more than
50 feet beyond the district boundary line, when authorized as a special
exception.
D. If there is a question as to location of any district boundary, line,
or other line, then in that event, Borough Council shall designate
the location of the district boundary line or other line.

Whenever federal or state owned property or property owned by
any federal or state agency, or any political subdivision thereof,
is included in one or more zoning districts, it shall be subject to
the provisions of this chapter only insofar as permitted by the Constitution
and laws of the United States of America and the Commonwealth of Pennsylvania.
