Minimum lot size.
(1)
Single-family detached dwellings. The minimum lot size for a single-family detached dwelling is 7,000 square feet per family with 60 feet of frontage.
(2)
Two-family dwellings. The minimum lot size for a two-family dwelling is 10,000 square feet with 75 feet of frontage.
(3)
Multifamily dwellings. The minimum lot size for a multifamily dwelling is 10,000 square feet with 75 feet of frontage, for the first two-family units, plus 2,000 square feet for each additional family unit.
(4)
Nonresidential use in a residential zone. The minimum lot size for a nonresidential use in a residential zone is 7,000 square feet with a sixty-foot frontage.
(5)
Commercial and industrial zones. There is no minimum lot size or maximum lot coverage in any commercial or industrial zone, except that a minimum lot area of 800 square feet per family shall be provided for any residential use in a Commercial Zone.
(6)
Service center zones. In Service Center Zones, all lots shall have a minimum frontage of 50 feet.
(7)
Planned development zones. Planned development zones must be at least three acres.
B.
Multiple buildings. When there is more than one principal building on any lot, the space between buildings shall be the sum of the required side yards or the front and rear yards, depending on placement.
C.
Existing substandard sized lots. Lots held under separate deed when the 1964 Zoning Ordinance became effective, and which do not have the required area for a single-family residence in any zone, may be used for that purpose if they comply with all other provisions of this chapter.
D.
Changes of size and shape of lots. Except where changes result from taking of land for public purposes, any lot altered so as to no longer comply with area or yard requirements shall not thereafter be used until it is changed to comply with these requirements.
