A. The minimum required lot areas, lot width and yard dimensions in each district shall be in accordance with the following tabulation:
1. "A-1" General Agricultural District.
a. Minimum depth of front yard: thirty-five (35) feet.
b. Minimum width of side yard: twenty (20) feet.
c. Minimum depth of rear yard: thirty-five (35) feet.
d. Minimum lot area per family: one (1) acre.
e. Minimum lot width: one hundred fifty (150) feet.
f. Minimum lot size: one (1) acre.
2. "R-1" Single-Family District.
a. Minimum depth of front yard: twenty-five (25) feet.
b. Minimum width of side yard: six (6) feet.
c. Minimum depth of rear yard: twenty (20) feet.
d. Minimum lot area per family: seven thousand five hundred (7,500) square feet.
e. Minimum lot width: fifty (50) feet.
f. Minimum lot size: seven thousand five hundred (7,500) square feet.
3. "R-2" Two-Family/Multifamily District.
a. Minimum depth of front yard: twenty-five (25) feet.
b. Minimum width of side yard: twenty (20) feet [see Subsection
(B)(1)].
c. Minimum depth of rear yard: twenty-five (25) feet.
d. Minimum lot area per family: two thousand five hundred (2,500) square feet.
e. Minimum lot width: sixty (60) feet [see Subsection
(B)(2)].
f. Minimum lot size: ten thousand (10,000) square feet.
4. "B-1" Commercial District.
a. Minimum depth of front yard: twenty-five (25) feet. Where lot is a through or corner lot, the required front yard shall be provided on both streets.
b. Minimum width of side yard: ten (10) feet [see Subsection
(B)(3)].
c. Minimum depth of rear yard: thirty (30) feet [see Subsection
(B)(3)].
d. Minimum lot area per family: N/A.
e. Minimum lot width: fifty (50) feet.
f. Minimum lot size: seven thousand five hundred (7,500) square feet.
5. "I-1" Light Industrial District.
a. Minimum depth of front yard: thirty-five (35) feet.
b. Minimum width of side yard: twenty (20) feet [see Subsection
(B)(3)].
c. Minimum depth of rear yard: thirty-five (35) feet [see Subsection
(B)(3)].
d. Minimum lot area per family: N/A.
e. Minimum lot width: one hundred (100) feet.
f. Minimum lot size: one (1) acre.
6. "I-2" Heavy Industrial District.
a. Minimum depth of front yard: thirty-five (35) feet.
b. Minimum width of side yard: twenty (20) feet [see Subsection
(B)(3)].
c. Minimum depth of rear yard: thirty-five (35) feet [see Subsection
(B)(3)].
d. Minimum lot area per family: N/A.
e. Minimum lot width: one hundred (100) feet.
f. Minimum lot size: one (1) acre.
7. "M-1" Mobile Home District. The minimum dimensional requirements for the "M-1" Mobile Home District shall be in accordance with the design standards set forth in Section
405.150(B) of this Chapter.
B. Additions or modifications to the aforementioned dimensional requirements are as follows:
1. Lots located within an "R-2" Two-Family/Multifamily District shall have minimum side yards of twenty (20) feet each where the dwellings located thereon do not exceed two (2) stories. An additional three (3) feet per side yard will be required with each additional story.
2. Lots located within an "R-2" Two-Family/Multifamily District shall have a minimum width of sixty (60) feet; however, the width shall be increased by ten (10) feet for each additional dwelling exceeding three (3).
3. Whenever any new commercial or industrial building or parking area is established so as to abut the side or rear line of a lot in a residential district, an opaque fence, wall or rear line of a hedge not less than five (5) feet and not more than six (6) feet high shall be constructed and maintained in good condition.
