Any zoning district that allows the construction of residences will have a minimum residential lot area of twenty thousand (20,000) square feet when required by the subdivision regulations.

A. 
Variances. Variances may be granted from the provisions of the minimum width of lots in feet as provided by application to the City Planning and Zoning Commission and approval of said Commission at a regular or special meeting. The City Planning and Zoning Commission may, at its option, provide for a public hearing on any such request. The City Planning and Zoning Commission shall consider such variances only after taking into consideration the following facts:
1. 
The amount of feet or square feet of variance from the minimum requirements as contained in the Zoning Code.
2. 
The width and area of comparable lots in the general neighborhood of the lot in question.
3. 
Any and all other possible uses of the lot in question.
4. 
The protection of all surrounding owners of lots.
5. 
The previous use of the lot in question.
6. 
Whether any such variance will be in keeping with the spirit and intent of the Zoning Code of the City of Kennett, Missouri.
