Each guest room, suite or sleeping area of Use Group R-1 (residential; hotel; motel; lodging house; boardinghouse; and dormitory) and each dwelling unit within buildings of Use Groups R-2 (residential; multifamily), R-3 (residential one- and two-family) and R-4 (detached one- and two-family) shall be provided with a minimum of one approved smoke detector on each level of the premises and outside of each sleeping area in a manner and location approved by the authority having jurisdiction and in compliance with applicable sections of NFPA Standard 74 governing the installation, maintenance and use of house-fire-warning systems and the New Jersey Uniform Construction Code (the BOCA Basic Building Code 1975).

An approved smoke detector shall be either a ten-year sealed battery-powered single-station smoke alarm, or an A/C-powered smoke alarm. A/C-powered single- or multiple-station smoke alarms installed as part of the original construction, or improvement or rehabilitation shall not be replaced with battery-powered smoke alarms.
The installation of any and all smoke detectors shall be inspected before the new owner has taken deed. Inspection shall be made by the Fire Prevention Bureau.
The installation of any and all smoke detectors, battery operated or hard wire, shall be in accordance with the approved method of the manufacturer and the Fire Prevention Bureau, as to the area to be installed and the number of detectors required. All such equipment and installations shall comply with regulations established by NFPA Standard 74 and the State Uniform Construction Code Act, where applicable.

In any and all one- and two-family houses where the owner or the holder of the title does not occupy the premises, the building shall be equipped with an interconnected smoke alarm system with battery backup. Those smoke alarms shall be installed and maintained in accordance with §§ 366-5 and 366-6 of the Code of the Borough of Roselle, New Jersey.
