A. 
The Board of Supervisors may from time to time amend, supplement, change, modify, or repeal this chapter, including the Zoning Map, in accordance with the procedures established by Article VI of the Pennsylvania Municipalities Planning Code.[1]

B. 
Proposals for amendment, supplement, change, or modification or repeal may be initiated by the Board of Supervisors on its own motion, the Township Planning Commission, or by petition by one or more owners of property to be affected by the proposed amendment. Any proposed amendment favorably acted upon shall be specifically found to be in accordance with the spirit and intent of the community development objectives of the West Rockhill Township Comprehensive Plan.
Every application for amendment of this chapter shall first be presented to the Township Secretary with the fee as set forth by the Board of Supervisors in a separate resolution, and shall contain the following:
A. 
The applicant's name and address and his representative and the interest of every person represented in the application.
B. 
A plan showing the extent of the area to be rezoned, streets bounding and intersecting the area, land use and zoning classification of abutting districts, and photographs of the area to be rezoned and abutting areas.
C. 
A statement of the circumstances in the proposed district and the abutting districts and any other factors on which the applicant relies as reasons for supporting the proposed rezoning.
D. 
A statement the proposed change is consistent with the logical extension of public services, and will not measurably affect the public services and utilities of the surrounding properties.
E. 
A statement the proposed change will provide safe and adequate access to roads and public services (existing or proposed) and will not result in excess traffic volumes, or will make any improvements needed to guarantee compatibility with adjacent roads and public services.
F. 
The approximate time schedule for the beginning and completion of development in the area.
G. 
A site plan to scale indicating the location of structures, uses, areas for off-street parking and loading.
H. 
Information about the market area to be served by the proposed development, if a commercial use, including population, effective demand for proposed business facilities, and any other information describing the relationship of the proposed development to the needs of the market area as the Zoning Officer, Planning Commission, or governing body may prescribe.
I. 
All other reports, studies, and evidence deemed necessary by the Township.
Enforcement remedies shall be in accordance with the procedures and provisions of Section 617.2 of the Pennsylvania Municipalities Planning Code.[1]

Whenever a violation of this chapter occurs, any person may file a written complaint with the Zoning Officer in regard thereto. The Zoning Officer shall promptly investigate all complaints.
The procedures set forth in Article X-A of the Pennsylvania Municipalities Planning Code, Act 247, as amended,[1] shall constitute the exclusive mode for securing review of any decisions rendered pursuant to this chapter or deemed to have been made under this chapter.

If any section, paragraph, subsection, clause or provision of this chapter shall be declared by a court of competent jurisdiction to be invalid, such decision shall not affect the validity of this chapter as a whole or any other part thereof.
The West Rockhill Township Zoning Ordinance, Updated, November 2003, and all supplements and amendments thereto are repealed when this chapter becomes effective.
The provisions of this chapter, so far as they are the same as those of ordinances in force immediately prior to the enactment of this chapter, are intended as a continuation of such ordinances. The provisions of this chapter shall not affect any act done or liability incurred nor shall they affect any suit or prosecution pending or to be instituted to enforce any right or penalty or to punish any offense under the authority of any ordinance repealed by this chapter.
