Principal uses and buildings permitted are as follows:
A. 
Multiple dwellings, multifamily residential structures, apartments, including and encouraging a variety of housing types and styles.
B. 
Parks and playgrounds.
C. 
Mixed-use buildings with non-residential uses, including restaurants, retail, professional and personal services and offices on the first floor and with upper floors consisting of any or all of the following:
residential apartments,
live-work units,
artists' lofts/studios.
D. 
Existing (as of September 1, 2017) commercial buildings.
Accessory uses, structures and buildings permitted shall be:
A. 
Active and passive recreation facilities, including pools, trails, mini-parks, etc.
B. 
Off-street parking (surface or garage).
C. 
Community club house.
A. 
Minimum tract size: three acres.
B. 
Permitted number of dwelling units:
(1) 
Residential units — 100 maximum family units, including affordable units.
(2) 
Affordable units — affordable units meeting the criteria as defined in Chapter 132 (see 132-72) and in the Affordable Housing Compliance Plan and interspersed throughout the development in a scatter site fashion throughout the development. Scatter site shall mean that no more than two low or moderate-income units shall be adjacent or attached to one another.
C. 
Maximum Building Height: six (6) stories of living space and/or enclosed garage up to a maximum building height of eighty-five (85) feet.
D. 
Percentage of affordable units: fifteen (15%) percent.
E. 
Minimum Setback to Lot Boundary: thirty (30) feet.
F. 
Minimum Setback to Interior Streets: 10 feet.
G. 
Minimum Setback to Parking: 10 feet.
H. 
Maximum Building Coverage: fifty percent (50%).
I. 
Maximum Impervious Coverage: seventy percent (70%).
J. 
Required Open Space, Recreation Land and facilities: twenty-five percent (25%).
K. 
Minimum distance between Buildings: fifty (50) feet.
L. 
Maximum length of building: three hundred (300) feet.
M. 
Maximum number of units per building: one hundred (100) units.
N. 
Landscape buffer: twenty-five (25) feet along tract boundaries. Stormwater Management structures may be constructed within the required landscape buffer areas but may be no closer than fifteen (15) feet to the tract boundary.
O. 
Minimum required open space areas:
(1) 
At least one pocket park minimum lot size: seven thousand, five hundred (7,500) square feet.
