The purpose of this district is to preserve productive agricultural
land resources and to provide for low-density single-family residential
development that will be compatible with agricultural pursuits and
will preserve natural features in areas where public sewers are not
anticipated in the near future and to provide for accessory uses and
compatible public and semipublic uses as conditional uses or uses
by special exception.

1. In the A-1 Agricultural District, only the following uses are authorized:
A. Permitted uses:
(1)
Principal uses:
(i)
Riding academy, noncommercial, subject to §
27-1408.
(k)
Temporary use or structure, other than a construction trailer, model home or sales office, subject to §
27-1905.
(l)
Oil and gas pipelines and temporary water pipelines, subject to §
27-1413.
(o) Small wireless communications facility and accessory equipment on a wireless support structure, subject to §
27-2100 et seq.

(a) Apiary, subject to §

Private residential swimming pools or sports courts, subject to §
27-1403.
(j)
Specialized animal raising.
(k)
Temporary construction trailer, model home or sales office, subject to §
27-1407.
B. Conditional uses:

Active recreation, low-impact.

Active recreation, high-impact.

Coal mine adjunct facilities.
(e)
Coal mine facilities, underground.

Comparable uses not specifically listed.

Golf course or golf or country club.

1. In the A-1 Agricultural District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Part
13:
A. Minimum lot area:
(1)
Agriculture: 10 acres (435,600 square feet).
(2)
Airport or airstrip: 10 acres (435,600 square feet).
(3)
Boarding stable: 10 acres (435,600 square feet).
(4)
Mobile home park: five acres (435,600 square feet).
(5)
Private stable, kennel or specialized animal raising: five acres
(217,800 square feet).
(6)
Riding academy (commercial or noncommercial): 10 acres (435,600
square feet).

Single-family dwelling:
(a)
Without public sewers: two acres (87,120 square feet).
(b)
With public sewers: one acre (43,560 square feet).
(8)
All other principal uses: two acres (87,120 square feet).
B. Minimum lot width:

With public sewers: 90 feet.

All other principal uses: 200 feet.
C. Maximum lot coverage: 15%.
D. Minimum front yard:

Principal and accessory structures: 50 feet.
E. Minimum rear yard:
